Job description

THE ROLE

We are looking for an Area Manager to oversee our operational portfolio of BTR schemes across the South of England. This role will be responsible for recruiting, training and motivating a high-performing team to deliver the best possible experience to residents. This role will have high a high level of responsibility and visibility across the business, including exposure to the Chief Executive, and Directors, as well as investors and external parties such as the block manager and other contractors. The successful candidate will have strong people management skills, be organised, and have an eye for detail when it comes to building presentation. There will be an opportunity for the successful candidate to take on more responsibility as the company grows, including in relation to our new BTR schemes across the UK.

KEY RESPONSIBILITIES

  • Lead and manage on-site teams
  • Train individuals and share best practices to improve resident experience and operational efficiency
  • Identify future leaders and set out career progression plans for them
  • Set objectives, coordinate commission structure, manage performance reviews
  • Recruit new and temporary team members through direct channels and agencies
  • Facilitate team days to foster team spirit and integration with wider business
  • Implement initiatives to achieve specific goals, such as increasing occupancy, improving review scores, etc
  • Optimise financial performance: work with on-site teams, central PM team, Asset Manager, and other members of the Operations team to identify opportunities and risks, and implement change to maximise Net Operating Income of the operational portfolio; feed into annual budgeting and monthly reporting processes
  • Oversee on-site processes: assess, improve and establish processes to deliver best-in-class residence experience, including planned and reactive maintenance and works to apartments and communal areas of sites, insurance claims, utilising technology such as Yardi
  • Establish and drive key performance indicators for all key stakeholders
  • Work with on-site staff and third-party block manager to monitor and close down jobs
  • Identify, select and monitor preferred contractors for each scheme
  • Help oversee third-party block manager to ensure PPM and H&S compliance
  • Refine and improve processes and systems, including identification of new technology products and partners
  • Inspect and mystery shop BTR schemes: schedule and complete regular inspections, both directly, and via third parties of other BTR schemes, review results, and implement actions to deliver change
  • Implement strategic projects: collaborate with other members of the Operations team to scope, gain buy-in, and deliver Capex projects such as refurbishment works
  • Out-of-hours point of contact: be available and responsive to urgent resident and building issues, working with OOH provider, on-site staff, and third-party contractors
  • Stay connected to the BTR Industry: proactively network within the BTR sector to identify trends, changes and best-practice and propose changes for the business
