Job description

Our client is seeking an asset management professional to lead on delivery of the business plan for four PRS assets within their Dublin portfolio.

The person will be responsible for all aspects of business plan execution, overseeing and putting in place structure and controls for the Dublin portfolio with a focus on maximising NOI and property performance. They will oversee financial performance at the portfolio and asset level, and be able to prioritize, budget, and streamline processes and teams to successfully execute the asset management plan efficiently. They will also work in collaboration with the other members of the investment team to assist with the underwriting of new opportunities, financings and disposition and other special projects/transactions. They will work closely with the development management team to assist in the delivery and stabilisation of the assets under development.

The role sits within the investment team, who manage all facets of the investment process from cradle to grave and workstreams include origination, research, transaction execution, debt financing, business plan oversight, strategic asset management, reporting and development management. The investment team work closely together across the portfolio in a dynamic and collaborative environment and each member of the team has different strengths and perspectives, and the new team member will add to this strength in depth. The new team member will have direct exposure to a number of senior real estate investment professionals from day 1 and have the opportunity to rapidly learn, grow and materially contribute to the continued success of the business.

The role will be primarily based in Dublin but there will be opportunities to get involved with the UK portfolio subject to capacity and need. Likewise, current members of the investment team will work alongside and support the new team member to excel in their role to the extent required.

Given the broad and direct nature of the business, we will consider candidates from a variety of backgrounds and experiences with the goal of finding someone who is, or who can, quickly become a senior investment professional with expertise in areas including the residential market, asset management, debt, numerical analysis and financial appraisals and investment strategy.

Key responsibilities will initially include;

  • Asset management of all aspects of the portfolio.
  • Oversight of property performance and the management of the third-party property managers.
  • Working with a development management specialist to monitor development and take handover of development assets.
  • Manage the physical condition of the properties including any capex works, insurance policies and post-development workstreams.
  • Management of lender relationships and assisting with/leading the sourcing and execution of future financings as required.
  • Preparation of internal and external reports, including investor reporting, annual budgets and other presentations for our partners and lenders.
  • Monitor the Irish residential market and track market developments to identify opportunities and threats.
  • Assisting with/leading deal execution to the extent relevant, either in relation to future investments or disposals from the portfolio.

The Candidate

This person will be an experienced real estate professional, who possesses a deep familiarity of strategic asset management and operations, have strong financial acumen, and the ability to bring an investment mindset to operational asset and portfolio management.

  • Degree Graduate with 5+ years of institutional real estate experience (ideally with demonstrable expertise in the residential space).
  • Strong analytical and technical skills with a good understanding of IRR and investment return metrics.
  • High level of competence with respect to analysis, due diligence, property and portfolio valuation, preparing investment memorandums, leading negotiations, and strategic recommendations.
  • Strong verbal and written communication skills and the ability to draft good quality business plans and recommendations.
  • Excellent relationship building, influencing and presentation skills, with a willingness to collaborate as part of a cohesive and engaged team.
  • Ability to interface across asset management, acquisitions, finance, reporting and investor relations as necessary.
  • Energetic, self-motivated and team-oriented individual, with a professional, mature and 'can do' attitude.
  • Extremely proficient in Microsoft Office (Excel, Word, Powerpoint).
  • Fluent in English.
  • Ability and desire to grow to become a senior real estate investment professional
  • Having started or completed a qualification such as CFA, CAIA, MRICS/SCSI or ACA would be an advantage.
  • Real estate investment/transactions experience would be an advantage.
