They are seeking a strong investment associate to join their friendly team; reporting into the Investment Director.
Land Acquisition - New Deal Underwriting
- Detailed financial modelling to assist in the acquisition making process and support investment decisions
- Underwriting lead on pipeline and existing legacy deals, informing assumptions and values through a comprehensive evidence based financial modelling approach
- Present analysis, deal strategies and defend underlying assumptions to senior stakeholders in the business for bid submission settlement meetings
- Manage various inhouse and external providers to gather inputs and critically evaluate their data to inform robust and defensible underwriting assumptions
- Support the land team on financial appraisals, new deal negotiations and closing by providing values, preferred cash flow structuring and sensitivity analyses
- Support in informing transaction structuring based on investor requirements using cash flow models
- Support in educating the teams on the requirements and technicalities of rigorous BTR underwriting approach
Capitalisation Support:
- Support in capitalisation of deals through forward funds, equity co-invest or debt
- Create professional capital raise materials and support in presentation of investment opportunities to institutional equity and debt investors
- Gather and present evidence to corroborate underwriting assumptions to capital and IC
- Respond to investor queries for further data or modelling requests
- Communication with equity/debt capital, to understand their requirements and modelling approaches, and present and defend deal underwriting and assumptions
Investment Committee:
- Creation of investment committee materials in conjunction with land team, including detailed sections presenting the financial analysis of the proposed transaction, supported through evidence-based cash flow modelling
- Conduct scenario and sensitivity modelling that helps inform investment strategy and support investment committee requests
Requirements:
- >5 years of real estate investment or asset management experience
- Outstanding financial modelling skills in Microsoft Excel, with previous experience using complex financial models to inform investment decisions
- Solid understanding of investor requirements for transaction structuring, valuation metrics and data needs, and experience in dealing with investor queries
- Cradle-to-grave deal experience desirable
- Self-motivated and proactive, both with respect to managing workload and having the resourcefulness to figure out 'difficult to find' solutions
- Excellent written and verbal communication and strong attention to detail
- Understanding of UK BTR market desirable
