Job Title: Building Manager
Length: 12 Month FTC - Potential to extend.
8.30 am - 5.30 pm, Mon - Fri
Overview: I'm seeking a Building Manager to oversee operations of a commercial building in Harrow and its associated car park. This is a fixed-term role covering maternity leave until 31st August 2025, with a possibility of extension based on business needs and performance.
Key Responsibilities:
Tenant Management & Customer Service:
- Lead and motivate the site team to deliver excellent customer service.
- Support team development through coaching, guidance, and training.
- Act as the first escalation point for tenant complaints.
- Maintain a visible presence on the front desk to assist tenants and visitors.
- Build professional relationships with tenants and resolve issues according to lease agreements.
Maintenance:
- Identify maintenance issues and arrange contractor call-outs.
- Support the delivery of planned Capital Expenditure (CAPEX) works.
- Ensure all Planned Preventative Maintenance (PPM) works are scheduled and certificates are current.
- Supervise contractors to ensure compliance with Health & Safety legislation.
Health & Safety:
- Ensure FNH complies with all current legislation.
- Manage document compliance using the QUOODA system.
- Conduct regular building inspections and complete compliance tasks.
- Lead emergency evacuation drills and planning.
Finance:
- Monitor service charge P&L and assist in setting future operating costs budgets.
- Raise Purchase Orders and Capital Proposal Summaries for approval.
- Track works and confirm invoices for payment.
- Complete compliance training and submit required declarations.
Security:
- Supervise on-site security staff and ensure compliance with obligations.
- Maintain security systems and log incidents.
Cleaning:
- Inspect the building regularly to ensure quality cleaning standards.
- Liaise with tenants regarding cleaning satisfaction and provide feedback.

- Concierge
- Security Operative
- 3 x Cleaning Operatives
Requirements:
- Proven experience in property management or a similar role.
- Strong leadership and customer service skills.
- Knowledge of Health & Safety legislation and compliance.
- Financial acumen for budget monitoring and cost management.
- Excellent communication and organizational skills.
