CLIENT SIDE ESTATE - BUILDING SURVEYOR

UP TO £65,000 + BENEFITS + BONUS

SHROPSHIRE

I'm pleased to be working in partnership with a prestigious private landlord, who seek an experienced Building Surveyor to join their in-house team of property professionals to manage their portfolio in Shropshire. The estate is vast and impressive, it's assets predominantly residential, it includes Listed mansions, cottages and everything else in between.

This is a brand-new mandate, and it requires a surveyor who has a strong track record in working autonomously, with high levels of responsibility to establish a long term plan for maintenance, refurbishment work and larger scale new build projects.

THE ROLE:

Planned Preventative Repairs & Maintenance

  • Managing the annual procurement of cyclical works packages to maintain and repair the Estate's buildings, internally and externally.
  • Drafting a programme of works as well as their likely impact on any residents/the estate owner.
  • Budget setting, reporting on progress against budget and variations to agreed costs as soon as they are identified.

Renovation and Improvement Works

  • Working with estate manager/client to agree project briefs on portfolio of properties in need of restoration and or renovation works.
  • Preparing scope of works for projects.
  • Instructing appropriate advisers where works are more complex (listed buildings).
  • Identify from the approved list of contractors the appropriate number and standard of contractors to be invited to competitively tender works, in order to demonstrate value for money.

Repairs

  • Manage repairs through to satisfactory completion.
  • Carry out inspections, diagnose and identify appropriate repairs.
  • Obtain quotes from contractors to ensure the Estate receives value for money ahead of instructing works.
  • Inspection of reactive repairs on a quality assurance basis.
  • Ensure works comply with all relevant health & safety regs, planning legislation and building regulations, the Fire Safety Act, the Building Safety Act and the Disability Discrimination Act.
  • Carrying out regular site visits to ensure contractors are performing within expected standards.
  • Maintaining relevant schedule for reporting progress of works.
  • Maintaining a good standard of knowledge appropriate to the role and keeping abreast of current best practice.

ABOUT YOU:

  • Must be a qualified member of the RICS (Building Surveying pathway).
  • Experienced in diagnosing common defects in buildings.
  • Experienced in managing building and maintenance projects, contractors and programmes of work.
