deverellsmith have been exclusively instructed to source an Estates Surveyor to join the property team in East Anglia for the UK's leading port operator. Our client offers large areas of development land across a wide range of strategic port locations, capable of attracting investment and delivering transformational benefits for the economy both locally and nationally.
Position:
The role will oversee a portfolio assigned with reducing vacancy rates and risk, growing rental, as well as improving the quality of the portfolio. The individual will support the objective to reduce underutilised land. This opportunity will be based in East Anglia, covering the diverse ports.
Responsibilities:
- Maximising tenant income from rent and service charge through the effective management of lease events; identification and delivery of asset enhancement initiatives; charging and recovering all sums due under occupation agreements
- Minimising expenditure on rent, service charge, and rates
- Self-delivery of lease events and letting within limits of delegated authority and/or instruction and oversight of agent including issuing instructions for database updates
- Effective management of queries and complaints. Closing out issues in a timely manner, escalation where appropriate and analysing issues to improve process and service delivery
- Management of lease compliance issues through proactive, e.g. inspections, and reactive, e.g. queries and complaints, measures. Promptly and effectively manage lease consent applications - both as a landlord and tenant
- Producing regular and ad hoc reports
To be considered:
- Chartered Surveyor and professional membership of RICS
- Experience of industrial and logistics sector
- Ability to communicate effectively with landlords, tenants, suppliers, and colleagues
- Pragmatic, confident, and driven - known to take responsibility and ensure KPIs are met
- Able to manage numerous activities simultaneously and prioritise workload
- Flexibility to travel to Ports across the UK when required
- Confident and driven, looking to take responsibility and ensure targets and objectives are met
