Job description

As a member of the Build to Rent team, the Investment Manager will assist in assessing and closing BTR transactions, managing the deal process with both internal and external stakeholders and facilitating the growth of BTR Investments.

The BTR team sits within the wider Investments Team with responsibility for growing investment opportunities within the BTR sector. These investments will generally consist of both equity and debt. The Investment Manager will primarily focus on the implementation of the BTR investment strategy including assessing new investment opportunities and structuring, negotiating and closing transactions that meet the investment criteria.

Key responsibilities

  • Transaction structuring and creating value within both debt and equity tranches

o Assessing and modelling transactions

o Interpreting and applying rating agency methodologies to assess the credit worthiness of the debt and key counterparties

  • Producing relevant documentation and presentations for internal credit, risk and investment committee approvals
  • Liaising with key stakeholders - advisors etc
  • Participating in the negotiation and review of key transaction documents (Term Sheets, Loan Documentation, etc.)
  • Ongoing monitoring of transactions completed
  • Assisting the development of business plans, strategy and regulatory documents and the further development of the BTR business
  • Participating at conferences, to originate transactions, build up a network of contacts and raise the profile of the BTR strategy
  • Market Knowledge - Keep up to date on the residential real estate markets, including government initiatives and legislations

Who are you?

  • Ability to model transactions on excel
  • C.7-10 years advisory or banking, sponsor or investment management experience, ideally with hands on real estate underwriting / acquisitions exposure
  • Project finance or real estate debt structuring, rating or monitoring experience (as sponsor / lender or advisor)
  • Transactional experience in UK residential assets classes, preferably PRS, Student Accommodation or Retirement Living Desirable:
  • Experience in the assessment of real estate or infrastructure assets
  • Experience in the evaluation of development and construction risks preferred (Understanding of the Construction rating methodology)
  • Understanding of the CMBS CRE rating methodology
  • Personal Characteristics: Results focused / driven / lateral thinker / good communicator / business acumen / enthusiastic / able to work under own initiative
  • Able to demonstrate success in career to date and notable achievements
  • Ability to transition between working independently and working within the transaction team
  • Comfortable meeting with external parties in relation to agreed strategic deal sourcing criteria and processes
  • Excellent written communication skills with strong presentation skills
  • Excellent organizational skills and ability to manage multiple priorities and deadlines
