Maintenance Technician - Brand New Co-Living Scheme - Ealing £30,000 + bonus

We're seeking a Maintenance Technician to ensure the efficient management of a brand new Co-Livings scheme's maintenance. Your responsibilities will revolve around maintaining our building and grounds to meet our service standards.

Key Responsibilities:

  • Contractor Coordination: You'll oversee and monitor contractor maintenance activities, ensuring they meet our requirements and deadlines. This involves identifying snagging issues and organising timely repairs as per service level agreements.

  • Health & Safety Compliance: You'll play a crucial role in ensuring all maintenance work complies with Health & Safety regulations. This includes ensuring risk assessments, method statements, and permits to work are in place before any work begins.

  • Electrical Expertise: Diagnosing and repairing electrical problems, ordering necessary parts, and conducting Annual PAT tests for portable and fixed equipment will be part of your electrical tasks.

  • General Maintenance: Your role includes providing general maintenance support, such as basic plumbing, painting, and more. You'll work closely with the Assistant Manager to prioritise tasks and report maintenance issues.

  • Grounds Maintenance: You'll also assist in maintaining our grounds, including courtyards, gardens, and parking facilities, as well as recycling and bin areas.

  • Emergency Procedures: Being aware of firefighting equipment locations, resetting fire alarm panels, and handling emergency situations are essential for ensuring safety.

  • Customer Service: You'll deal with member queries, maintain incident records, and assist with social events when necessary, ensuring top-notch customer service.

  • Short-term Lets: Assisting with room/building maintenance checks and member move-in/move-out processes will be part of your responsibilities.

  • Health & Safety: Upholding Health & Safety standards, checking equipment, reporting issues, and following all related policies and procedures will be vital.

Qualifications & Characteristics:

  • You should have proven maintenance experience.
  • Effective communication, problem-solving skills, and a self-motivated, adaptable attitude are essential.
  • Flexibility in working hours, including evenings, weekends, and occasional travel within the UK, will be required.
