Job Description: Property Manager - Summertown, Oxford

Role Overview: Our client is looking for a dedicated and experienced Property Manager to manage a portfolio of residential lettings properties in Summertown, Oxford. The successful candidate will ensure that all maintenance issues are resolved efficiently, maintaining high levels of landlord and tenant satisfaction. A valid UK driving licence and access to your own car are essential for this role. Mileage is reimbursed at 45p per mile.
Key Duties and Responsibilities:
- Maximise current and future income opportunities through property refurbishments.
- Investigate and resolve queries and complaints from landlords and tenants.
- Stay up-to-date with legislative changes and health & safety compliance.
- Manage the upkeep and maintenance of a portfolio of residential properties.
- Build and maintain excellent relationships with landlords and tenants.
- Conduct property visits and complete appropriate reports, liaising with landlords to provide relevant advice.
- Ensure properties are prepared for tenants, including gas and electrical safety checks, key management, pre-tenancy cleaning, and appliance checks.
- Manage deposit returns within legal timescales and resolve any issues between parties.
- Ensure properties remain legally compliant and well-maintained by tenants.
- Liaise and build relationships with third-party suppliers.
- Check invoices against work orders and arrange payments to contractors.
- Maintain high standards of communication with landlords and tenants.
- Negotiate dilapidation compensation for landlords.
- Work closely with Accounts to manage rent arrears.
Skills, Abilities & Personal Characteristics:
- Proven track record in a Property Management environment.
- Previous experience as a Property Manager is essential.
- Ability to handle difficult situations professionally and empathetically.
- Ability to act quickly and decisively.
- Excellent problem-solving and organisational skills.
- Highly motivated with a strong knowledge of the industry.
- Basic understanding of heating, hot water systems, plumbing, and electrical systems.
- Knowledge of residential property legislation and compliance.
- Excellent time management skills.
- Valid UK driving licence and access to own car.
- Excellent verbal communication skills, both by telephone and face-to-face.
- Strong written communication skills.
- Excellent personal presentation and conduct.
- Proficient IT skills, including knowledge of MS Office.
- Ability to remain calm under pressure.
- Strong negotiation and active listening skills.
- Methodical approach to work.
- Ability to multitask and prioritize workload.
- Ability to build effective relationships using diplomacy and tact.

Working Hours:
- Full Time
- Monday to Thursday: 8.45am - 5.30pm
- Friday: 9am - 4.30pm
