We're seeking a dynamic and passionate Property Manager to oversee two exciting Build to Rent schemes, one nestled in the heart of Wolverhampton and the other in vibrant Derby. Key Responsibilities:

Customer Service:

  • Go above and beyond to foster a sense of community among residents and visitors.
  • Promote resident satisfaction by addressing inquiries, maintenance requests, and concerns promptly.
  • Host engaging resident social events, enhancing the sense of community.
  • Build relationships with local businesses, strengthening ties with the community.

Lettings:

  • Maintain full rental occupancy through renewals and effective advertising.
  • Manage the letting process from offer acceptance to tenant move-in.
  • Prepare tenancy agreements and ensure compliance with company procedures.
  • Review tenancy applications and report findings.
  • Co-coordinate move-in and out inventories.

Property Management / Health & Safety:

  • Ensure the property meets safety, cleanliness, and appearance standards.
  • Contribute to operational budgets and seek efficiency.
  • Stay informed about industry changes and initiate updates as needed.
  • Manage H&S compliance, risk assessments, and emergency preparedness.

People:

  • Lead on-site team members, fostering teamwork and achievement.
  • Ensure effective credit control and billing processes.
  • Manage supplier and contractor relationships.

Reporting:

  • Prepare customer and building data reports.
  • Monitor and report on KPI targets.
  • Attend meetings and online calls, providing thorough minutes.
