Job description

Role Purpose

My client, a leading real estate consultancy, is seeking a Commercial Senior Surveyor to join their commercial team. This role involves managing assets for high-profile investment management clients, with a high degree of autonomy and regular client meetings.

Key Responsibilities

  • Play a key role in the client-focused surveying team.
  • Perform analytical budgeting and reporting directly to the fund.
  • Participate in departmental strategies, projects, and business development activities.
  • Ensure effective transition of clients/properties on acquisition and sale.
  • Collaborate with FM team and building managers to ensure compliance with legislative and procedural requirements.
  • Conduct regular property inspections and prepare client reports.
  • Approve data in management reports and attend client meetings.
  • Manage financial aspects of rents, service charges, and insurance premiums.
  • Liaise closely with Asset Management and Investment teams.
  • Review and approve service charge budgets, cash flow, and reconciliations.
  • Support clients' ESG strategies with internal and external specialists.
  • Engage in occupier meetings and initiatives.
  • Review tenant applications and prepare client recommendations.
  • Coordinate with retained property lawyers.
  • Drive performance and adherence to KPIs, supporting the delivery of market-leading service.

Person Specification/Requirements

  • Relevant property/real estate degree with property management experience.
  • MRICS or AssocRICS preferred; candidates working toward APC considered.
  • Ability to build and maintain effective long-term relationships internally and externally.
  • Knowledge of property management law for informed recommendations and strategic decisions.
  • Strong landlord and tenant knowledge for lease advisory decisions.
  • Forward-thinking and proactive.
  • Understanding of VAT, banking, and financial control.
  • Proficiency with IT software (Word, Excel) and accounting/information databases like Tramps (training provided if needed).
  • Capability to supervise and develop team members.
  • Excellent presentation skills.
