Deverell Smith are looking to hire an experienced, practical, and self-motivated estate manager, whose duties will be split between managing the maintenance of a residential building, the activities and performance of the staff, and the maintenance and occasional void-property refurbishment of approximately 40r council-owned flats within the estate.

This is a varied and highly-responsible role, ideal for someone with drive and ambition, looking to prove themselves in a situation requiring a wide range of skills, as well as the need for focus and problem-solving. As such, we are offering a highly-competitive salary, with the potential for a meaningful bonus, subject to certain goals being reached (to be agreed on a case-by-case basis, dependant on applicant abilities and experience).

We need a confident and effective manager, with the experience and initiative required to ensure the smooth running and upkeep of the block, as well as to improve and modernise our existing office.

Duties include:

  • Dealing with leaseholder and resident queries and concerns;
  • Management of admin, cleaning and maintenance staff, including setting, monitoring and enforcing standards;
  • Regular inspection of the building, grounds and fabric;
  • Creating and maintaining an approved contractors list;
  • Ordering, managing and coordinating minor works to building fabric;
  • Ordering, managing and coordinating minor repairs to/within Council-tenanted flats;
  • Investigation and reporting of potential major work matters;
  • On-site responsibility for Health and Safety;
  • Setting of annual budgets (in conjunction with the Management Committee);
  • Regular liaison with the Management Committee (of the Cooperative);
  • Planning and implementation of building improvements;
  • Letting/management of communal store-sheds and Community Room (small venue space);
  • Re-ordering existing office systems, and implementing new/modern ones (e.g. moving from paper to digital filing systems, updating employee handbook, establishing Business Continuity plan);

The right candidate will have a proven track record of dealing with the fundamentals (management of cleaning and maintenance staff), a sound knowledge of Health and Safety/CDM, as well as experience in building maintenance and related technical matters.

They should also be adaptable, willing and able to learn on the job, have a sincere willingness to find ways to improve all aspects of the block, and, most importantly, the drive, initiative and confidence to be able to operate without the need for micro-management.

It is vital that candidates be well-organised, professional, positive, pragmatic, polite, courteous, patient, and able to clearly communicate with the various stakeholders.

This is an on-site position, with hours of work being between 9am and 5.30pm Monday to Friday – although we would support some degree of flexibility in this (allowing for an earlier start and finish). Occasional evening and weekend working may be required, which will be acknowledged with the provision of TOIL.
