Assistant Commercial Manager – Luxury Developer

I have been instructed by an international real estate developer to find an experienced and ambitious Assistant Commercial Manager / Quantity Surveyor. They are currently live on an iconic super-prime scheme that will be truly unrivalled upon completion. My client are seeking a highly skilled individual that has a minimum of 3 years’ experience as a commercial manager or quantity surveyor. Ideally you will have experience in a similar capacity on large residential projects. This is an excellent opportunity to progress with a renowned developer as it continues to expand and acquire new sites.

Required Skills, Competencies and Experience:


  • Reviewing and analysing cost plans for accuracy and efficiency
  • Assessing key elemental rates and measuring construction works
  • Assisting with procurement of Designers and early works packages, through scope definition, tender analysis and production of contract documentation
  • Assisting early stage design reviews to drive efficiency

Procurement and Change Management

  • Managing the procurement of works packages including preparation of tender documents, analysis of tender returns and production of contract documentation; this will involve working closely with the Commercial Manager and coordinating with internal Construction and Design teams, as well as external consultants, towards:
    • Preparing a suitable list of tenderers for approval
    • Carrying out a detailed review of working drawings to identify shortfalls or package contractor design elements
    • Collating tender packs including the scope of works, preliminaries, constraints documents, programme requirements, drawings and specifications
    • Conducting detailed analysis/comparison of tenders received
    • Collecting team members/consultant’s comments and making a tender recommendation for approval
    • Participating in negotiation meetings towards appointment of contractors
    • Preparing contract documents for approval to ensure a timely start on site
    • Managing mid-tender, post-tender and pre-start meetings
  • Assisting with the management of change control with trade contractors
  • Assisting the Sales team with pricing of customer extra’s and changes
  • inputting to design, risk and value engineering reviews and processes

Cost Reporting:

  • Assisting in the preparation of package cash flow requirements
  • Commenting on the quality and progress of trade package works based on programme
  • Assisting with the monthly cost report as required
  • Assisting with the management and reporting of site preliminaries as required
  • Preparing trade contractor’s valuations (white card payments) in accordance with the contract and construction act
  • Ensuring that correspondence is timely, particularly in respect to quality and delay
  • Providing input towards the Risk Management process

Ideal Candidate Specification:

  • A minimum of 3 years’ experience in a similar role
  • Degree educated; working towards or recently chartered, preferably with RICS
  • Has an understanding of the construction process, design and quality
  • Experience working on large-scale construction projects, preferably residential
  • Eagerness to drive processes, conduct analyses and use these to support negotiation
  • Excellent communication skills, both oral and written
  • Strong capability to coordinate internally and externally
  • Good knowledge and experience of Health and Safety requirements on a project
  • Preferred experience / capabilities:
    • Current Managers or professional CSCS card
    • Experience with a Central London developer, preferably in prime segment
    • Knowledge of various types of dispute resolution
    • Experience reading and interrogating complex drawings, and undertaking measurement of elements without supervision
    • Understanding of general contractual provisions such as bonds, guarantees, warranties, insurances, letters of intent and other common contractual mechanisms
    • Experience negotiating to deliver commercial results
    • Experience operating a project cost system, accurately completing individual cost reporting forms and preparing monthly cost reports for projects
    • Understanding of the range of construction technologies available to suit particular circumstances based upon experience and theory
