Deverell Smith are working on behalf of a new player in the Co Living/ Build to Rent space, who are now looking for a Head of Lettings to oversee the leasing operation of their new scheme in London.

Responsibilities:

  • To manage the on-site end to end delivery of the Lettings process for all guests moving in to the scheme including both the sales and administrative functions of the lettings process with efficiency and accuracy.
  • To drive lettings activity to exceed the commercial targets set out in the Letting Up Plan and Y1 P&L/Business Plan.
  • To work with the General Manager, to recruit, train, develop and mentor each member of the small, high performance, highly driven team of negotiators and lettings administrators.
  • To proactively suggest innovative marketing strategies to support the delivery of the commercial targets.
  • To work collaboratively with the team to develop a ‘best in class’ delivery and operating procedures for the letting of the building including enquiries, viewings, negotiation, referencing, deposit handling, AST signing and initial rent payment.
  • To facilitate clear communication between the building operations team and the members of lettings team to ensure that move in activities are seamlessly co-ordinated and delivered.
  • To work closely with the hotel management team ensuring we proactively capture referral lets via the hotel sales team.
  • To ensure each team member works and consistently delivers in accordance with our company standard operating procedures both for presentation and performance through regular performance reviews and job chats.
  • To help set and deliver the development KPI’s for the Lettings team both during the ramp up and stabilisation periods.
  • To personally prospect both long and short term business opportunities and undertake commercial negotiations with 3rd party agencies.
  • To oversee the delivery of all digital lettings activities such as RightMove ensuring the lettings data is accurately displayed in a high profile format.
  • To be one of the faces of the scheme within the local community and wider residential industry in London.
  • To co-host social events and build relationships with future and current guests.
  • To do everything possible to promote and protect the brand, image and reputation of the group as a whole.
  • Become fully conversant with and apply any operational or statutory constraints or requirements in respect of the health, safety and welfare of our customers, visitors, staff and third-party service providers.
