Deverell Smith are working in partnership with a leader in the Build to Rent space. Due to growth, they are new recruiting for their next Leasing Manager to work on their new district coming live in 2019.

Job purpose

The Leasing Manager is responsible for running the (district) leasing business and leading the team to meet the lease up targets and the ongoing re-let and renewal of the apartments when in steady state, and ensuring excellent legal compliance. Responsible for following business plan guidelines on rents, occupancy and income. Leading the district leasing team to offer customers an exemplary, positively memorable leasing experience, by driving and promoting consistently high service standards.

Key accountabilities

  • To manage the district leasing business, understanding the business plan and making pro-active decisions to create leases in conjunction with Senior management
  • Give market and performance feedback, make business recommendations and have a handle of progress and status of the portfolio at all times
  • Ensure the department strives for compliance excellence at all times
  • Lead, inspire, motivate and drive the leasing team to success, ensuring each team member are individually developing

Lease up

  • To lead the team to meet the business plan lease up goal – time scales & revenue targets
  • In conjunction with the General Manager, ensure the release strategy is well managed and unit release controlled according to internal guidance
  • Work closely with the operations team to ensure every arrival (viewing tour and move-in) has an excellent experience
  • Actively promote and sell additional revenue generating services such as parking, storage facilities, lounge hire etc
  • Review rents weekly with management and make business recommendations to aid meeting or exceeding the goals
  • To plan, lead and drive the leasing open days and pre-leasing strategy in conjunction with the General Manager

Steady State Leasing

  • Manage the voids and occupancies via re-let processes, reviewing rents and standards with the resident’s and renewal teams
  • Work closely with the Operations team to ensure all arrivals and departures run smoothly and surpass customer expectation
  • To help develop a community through attendance and support Resident events when required

General – department

  • Keep all leasing websites fully up to date and in line with release strategy
  • Work closely with marketing regards enquiry leads, correspondence, conversion reporting
  • Work closely with finance and admin departments to ensure all leases are progressed through the software system accurately
  • Ensure the business and staff are compliant with UK regulations at all times with Lettings standards, relevant documentation and initial payments
  • Ensure smooth operation of the experience enhancing the customer experience & converting applicants into tenants
  • To ensure the software system is up to date at all times and to be pro-active in promoting & training the team to use it correctly
  • Produce and issue accurate weekly reporting on occupancies, voids and leasing rate (list not exhaustive) as required by the General Manager or MD
  • Strive to excel in the Customer Service Standards and drive the NPS score in conjunction with the leasing and operations team
  • Assist with corporate customer events where required

Qualifications, experience & skills

  • Passionate, driven, thorough and dedicated
  • Possess a natural desire to aim to please customers at all times
  • Proven history in sales and leadership/management
  • IT literate with CRM software & excel experience
  • Excellent communication skills
  • Lettings and Management experience – minimum 5-7 years
  • People management/staff training experience – minimum 3-5 years
