Are you working in Commercial Property Management looking for the next challenge?

Are you keen to work client side in an Estate Manager role?

My client has a portfolio of over 250 commercial shops across the UK and are looking for someone to join the team and manage the portfolio alongside 2 others. Looking for someone to hit the ground running in this sector and be able to work confidently and professionally with different personalities, skill sets and with the ability to multitask. In return, hybrid working is available as well as full autonomy in the role.

WHAT YOU'LL DO

Responsible for all property management aligned to the current Retail Operations region:

  • Operational Property Cost Base Management - Rent / Rates / SC / Insurance
  • Surplus Property Cost Mitigation via lettings or disposal of surplus properties and settlement of dilapidations claims.
  • Lease Advisory Service - Provision of ad-hoc commercial surveying and legal advice to the remainder of the Property function and wider Retail community.
  • Relocations / Close & Merge opportunities
  • Management of external suppliers
  • Review property related contracts and tender where necessary

Key accountabilities: Leasing strategy including:

  • Provision of timely advice to all central functions on our property leases to ensure minimisation to business disruption from Landlord/property issues
  • Lease / Rental valuations for rent reviews, lease renewals and re-gears
  • Renewals including opposed renewal, CPO, lease end litigation, cases progressed to court
  • Rent reviews including 3rd party settlement cases
  • Break clauses / moves
  • Freehold/LLH sale and leaseback opportunities and management of LLH
  • Other group business functions matters related to property both commercial and residential as necessary
  • Managing contractors / supplier contracts including shopfit, repairs and maintenance, statutory, signage, intruder and fire alarm systems and others
  • Management of support team (off site)
  • Reviewing rental statements for approval to be issued to tenants
  • Arranging for recharges to be issued to tenants
  • Reviewing insurance schedules and arranging for recharges to be issued
  • Working on special project matters i.e. Kiosks

Key accountabilities: Leasehold liability management of all non-operational property assets including:

  • Initial shop closure process management
  • Surplus lease surrender approaches and negotiation
  • Dilapidation management - Pro-active works, formal dilapidation avoidance, cost control and formal schedule negotiation
  • Sub-tenant management - agency, rent reviews, lease renewals, licence repeats, income management and debt collection
  • Business Rates payment and management
  • Health and safety - Limitation of business risk by full compliance with statutory responsibilities including Construction, Design and management, Gas safety, Electrical, Asbestos and Fire Safety
  • Other income generation projects and business to business links
  • Forging a close bond with the Retail Operations / Finance and other business departments to foster enhanced collaboration to improve overall performance
  • Liaison with other central functions including but not limited to Retail Ops, Central Ops, Finance, Procurement and Accounts Payable/Receivable
  • Management of professional external suppliers, including agents, surveyors, solicitors etc.

WHAT YOU'LL HAVE

  • Surveyor / alternatively 5 years' experience in a commercial property management role
  • Property background in retail lead business
  • 1-2 years industry/sector experience
  • The ability to harness internal and external resources to consistently deliver against business objectives
  • An evidencable track record of delivery in a previous role
  • The ability to communicate effectively to a wide-variety of stakeholders including internal client, property team, external resources, landlords and tenants
  • Good levels of strategic analysis, organisational efficiency and project management
  • Knowledge of MRI Qube
  • Valid Driving License and access to a car
