Job description

Role Summary:

As Commercial Property Manager, you will work as part of the Estates Management Team with responsibility for overseeing the day-to-day multi-site operations, supporting in the collection of rent, service charges and insurance rent of the businesses commercial property portfolio, ensuring that all services and activities are carried out efficiently, enabling a profitable and safe operation. You will be responsible for commercial properties across the Multifamily and Student portfolios. You will be responsible for developing and maintaining effective working relationships with all stakeholders as well as collaborating with Operational, Development, Legal, Asset Management and Finance teams to negotiate the best outcomes for the business delivering excellent customer service to all tenants, contractors and visitors.

Key Role Responsibilities:

  • Management of multi occupied commercial properties - industrial, office, retail, leisure
  • Building and maintaining strong relationships with clients, tenants, contractors and on-site staff and ensuring their needs are met, addressing any issues that may arise.
  • Supervising and directing site-based staff and 3rd party contractors.
  • Review and interpret lease agreements, service charge budgets, and other relevant

  • documentation to ensure accurate billing and collection of service charges
  • Support with Leasing and rental management.
  • Supporting with the preparing, presenting and obtaining approval of Service Charge Budgets.
  • Support in preparation of annual Service Charge Budgets to tenants and dealing with any

  • queries raised
  • Day to day liaison with Property Owners, Estate Management and Tenants.
  • Preparing and reporting information to clients in a timely manner
  • Ensuring compliance with legislation including Health and Safety, RICS and other regulations.
  • Risk management: Identifying and managing potential risks to the properties and tenants, and implementing appropriate risk mitigation strategies
  • Maintenance and repairs: Arranging for and supervising maintenance and repair work to ensure that the properties are well-maintained and safe.
  • Working alongside Development, Construction and Operations teams in the set up, handover and ongoing operations of new and existing retailers and commercial tenants.
  • Key liaison between commercial tenants and facilities management teams.
  • Supporting with utility and service connections for new and existing commercial tenants.

Organisational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Demonstrates appropriate safe behaviours in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement, offers suggestions to improve efficiency and productivity, and implements ideas that achieve operational excellence.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes.
