Job description

I'm working with an exciting build-to-rent owner operator who are looking for a experienced Senior Maintenance operative to join the team in Wembley. Experienced in looking after a team? Keep reading.

The Senior Maintenance Operative (SMO) leads a team of Maintenance Operatives and Decorators, ensuring apartment readiness for new residents and overseeing maintenance post-move-outs. They manage maintenance cases, prioritize exceptional customer service, and act as the main point of contact for residents. The SMO also supports the Maintenance Manager, assists in managerial tasks, and arranges team training for skill enhancement.

Key Responsibilities:

  • Supervise responses to resident maintenance cases via the Resident Portal / App, including customer interactions and contractor coordination.
  • Support day-to-day department operations, manage CRM updates for effective communication, and aid team training and development.
  • Report defects, oversee pre-tenancy checks and inventory processes, ensuring compliance with quality standards.
  • Manage apartment inspections, coordinate refresh works, monitor stock levels, and ensure proper equipment maintenance.
  • Conduct mid-term inspections and Planned Preventative Maintenance, maintaining Health and Safety compliance.
  • Utilize company tech tools for documenting activities and support other maintenance department duties as needed.

General Responsibilities:

  • Fulfill additional duties as directed, communicating capacity issues to the Manager.
  • Participate in performance reviews and uphold the company's IT systems understanding and standards.
  • Demonstrate alignment with company values and policies, remaining informed about internal communication and fostering a positive company image.
  • Utilize resources efficiently in line with sustainability goals.

Qualifications/Experience/Skills:

  • Strong interpersonal skills and professional presentation.
  • Proficiency in CRM / CAFM systems and administration.
  • Relevant experience in a similar role is necessary.
  • Positive, adaptable mindset in a dynamic work environment.
  • Team player capable of independent work when required.
  • Flexibility for occasional emergency attendance outside regular hours.
