My client, an Italian business in South West London, is looking for a Senior property manager to join the team to head up the Property Management team. With a total of 150 properties across the department, this person will take on a portfolio as well as dealing with any escalations and reporting to company directors. This is a fantastic step for someone ready to take on more responsibility and put their hand to team management. The company has a fantastic team morale and a real family feel with many Italian landlords and properties across London
What you'll do
- oversee the day-to-day operations of properties, including maintenance, repairs and cleaning with relation to the existing managed portfolio
- Co-ordinate with contractors and vendors for necessary repairs and services and monitor the progress of all maintenance
- Responding to tenant request and concerns in a timely manner
- Liaise with tenants and landlords about building manager notices
- Organising quotes for repair/maintenance on behalf of landlords and overseeing works
- Organising major refurbishments
- Appointing, vetting and monitoring of contractors
- Organising compliance checks and required Health and Safety certificates
- Invoice authorisation
- Carrying out regular property inspections and writing reports of outcomes and letters to landlords and tenants
- Organise move-in and move-outs and arrange check-outs accordingly
- Reviewing check-out reports, assessing deductions and providing advice to Landlords
- Propose appropriate deposit deductions and negotiate any disputes between the landlord and the tenant
- Once deposits are finalized inform accounting department
- Handling utility & council tax bills for managed properties on behalf of landlords
- AST management concept
- Residential Letting and Property management qualification required
What you'll have
- Fluent in English and Italian language
- Excellent communication skills, both verbal & written
- Excellent organisational skills
- Ability to problem solve
What you'll get
- £40,000 salary
- Discretionary bonus
- Monday to Friday 09.00 - 17.30 role
