A full-time Residential Asset Manager to oversee and manage a growing residential investment portfolio of c£130m.. This is an excellent opportunity to join an expanding property company operating within a thriving sector.
The role involves: extensive liaison with some of the UK's largest house builders; developing relationships with local letting agents throughout England and Wales; delivering portfolio performance through expert and active asset management by minimising voids and maximising rental returns.
Continuous professional development training will be provided. The Asset Manager will report to the Head of Operations.
Duties:
- Handover of properties with developers
- Responsible for quality control prior to tenants moving into properties, including:
- Snagging reports and follow though to ensure all snagging completed by developers
- Organising M&E surveys and follow through any issues identified - Active asset management to minimise voids and maximise rental returns
- Marketing of properties
- Liaison with local agents
- Negotiating offers received from tenants to achieve best possible rental yield
- Reporting of offers to the CEO
- Ensuring check-in & check-out inventories undertaken at the relevant time and actioned accordingly.
- Liaison with Head of Operations regarding tenancy deposits
- Lease Renewals
- Quarterly rent appraisals
- Valuations
- Portfolio Analysis & Reporting
- To provide support to the Property Manager as required
