Job description

Our client is an investor and operator with significant expertise in the acquisition and management of living assets.

They are looking to expand rapidly over the next 5 years and have the appetite, capital and market positioning to achieve this.

The Team & Portfolio

The Investment team seeks to source, manage, create and sustain value by working creatively and collaboratively as a team, but also dynamically with their in-house operations team, and external consultants.

The role sits within the investment team, which is a team of 5. The team manage all facets of the investment process from cradle to grave and their workstreams include origination, research, transaction execution, debt financing, business plan oversight, strategic asset management, reporting and development management.

The Role

The primary role will be to assist in asset and development management of the portfolio, which includes operational assets, and assets currently under development in the UK and Ireland - due for completion between 2023 and 2025.

The proposed role of the assistant asset & development manager is extremely broad, exciting and encompassing. We would anticipate the role to extent to include, but not be limited to:

  • Monitor and evaluate financial operating results to enhance cash flow and profitability. Assisting in associated reporting and implementation of decisions.
  • Aid in establishing short-term and long-term initiatives to maximise investment returns. Evaluating property performance to assist in strategic business planning. Establishing and enforcing benchmarks, guidelines and policies.
  • Work collaboratively with property management teams to identify challenges, execute and lead timely and effective solutions. Troubleshoot renovation execution challenges, including leasing issues, rent performance, excess turn times, etc.
  • Review operational financials and narratives, as well as weekly reviews of all leasing reports, traffic reports and delinquencies.
  • Monitor and evaluate financial operating results to enhance cash flow and profitability.
  • Conduct site visits on a regular basis to include but not limited to review of: curb appeal, status of capital improvement projects, model inspections, expense approvals and personnel issues.
  • Aid in the management of the annual budget review and approval process for the entire portfolio. Work collaboratively with property management on budgets, staffing, capital improvements and other programs.
  • Assist in presenting information to groups of executives, investors, lenders, and partners.
  • Assist in full asset management of the portfolio, driving the performance and added value with detailed reporting as required by the investor and partners.
  • Support internal teams and managing agents where applicable with rent reviews and rent collection, reporting and day-to-day enquires and matters.

Given the broad and direct nature of the business, we will consider candidates from a variety of backgrounds and experiences with the goal of finding someone who is, or who can, develop to become a key member of the investment team specialising in asset and development management.

  • 2 + years of related real estate experience with an understanding of operating results, valuations and investment hypothesis.
  • MS Office Suite experience, with an emphasis on a strong excel understanding and excellent PowerPoint layout abilities.
  • Excellent written and verbal communication skills coupled with an ability to understand, aid and build compelling cases to gain approval from the senior executive team.
  • Excellent relationship building, influencing and presentation skills, with a willingness to collaborate as part of a cohesive and engaged team.
  • High level of competence with respect to absorbing new information, processing, and relaying as appropriate to further develop and/or add value.
  • Ability to operate across multiple facets of a diverse team, with high levels of workload and still express a positive attitude towards learning and the team.
