About the Role

We are seeking an experienced and proactive Operations Manager to join our dynamic Build to Rent development in Stratford. As part of an international property development group with operations across Europe, you'll be joining a company committed to creating sustainable, innovative living spaces that enhance urban communities. This is an excellent opportunity for a hands-on professional to take ownership of day-to-day operations and provide crucial support to our highly involved landlord. You'll be instrumental in maintaining the exceptional standards that define our development while ensuring seamless resident experiences.

Key Responsibilities

Property Operations & Management

• Conduct thorough apartment inspections following check-ins and check-outs
• Oversee the complete move-in/move-out process ensuring properties are market-ready
• Oversee snagging activities and coordinate resolution of defects and maintenance issues
• Handle Tenancy Deposit Scheme (TDS) processes and deposit management
• Maintain high standards across all residential units and communal areas

Design & Planning Support

• Assist with interior design decisions for apartments and communal spaces
• Support furniture selection and procurement processes
• Contribute to space planning and layout optimization projects
• Collaborate on enhancement projects to improve resident experience

Resident Relations & Customer Service

• Serve as primary point of contact for resident inquiries and concerns
• Handle resident complaints and ensure swift resolution
• Build positive relationships with tenants to enhance satisfaction and retention
• Coordinate resident communications and community initiatives

Stakeholder Management

• Liaise with contractors, suppliers, and service providers
• Coordinate maintenance schedules and emergency repairs
• Oversee strategic decisions and operational improvements
• Support leasing activities and property marketing efforts

Essential Requirements

• Experience: Minimum 3+ years in build to rent
• Knowledge: Strong understanding of TDS processes, deposit management, and tenancy legislation
• Skills: Excellent organizational abilities with strong attention to detail
• Communication: Outstanding interpersonal skills for resident and stakeholder management
• Problem-Solving: Proactive approach to identifying and resolving operational challenges
• IT Proficiency: Competent with property management systems and Microsoft Office Suite

Desirable Qualifications

• Previous experience in Build to Rent sector
• ARLA or similar property qualification
• Background in interior design or project coordination
• Experience with snagging and defect management
• Customer service qualifications or training
