Key Responsibilities
People Management
- Lead and organise the team to deliver an efficient leasing and renewals process, delivering a best-in-class customer journey and adhering to targets outlined by senior management and the business
- Provide clear communication, ensuring the business and customer are informed at every stage of the customer journey
- Proactively communicate leasing and resident matters across the business where relevant, escalating matters to senior management as appropriate
- Review, measure & monitor performance of the team to ensure approach is 'best-in-class'. Assess, create and manage the training and development of team members to ensure correct processes & procedures are being followed and an environment of 'continuous improvement' is maintained
- Lead, coach and motivate Leasing Associates & the Administrator to deliver all processes, ensuring standards outlined by the business are consistently met
- Seek opportunities and work with other departments to drive efficiency and proactively adapt processes to meet the changing needs of the business & operations
- Deputise for senior management as required
Process & Performance Management
- Support the delivery of Leasing strategy & senior leadership approved processes for brand standards, proactively highlighting areas for improvement or concern
- Support & monitor the allocation & preparation of units across Leasing, adhering to legislative requirements (eg HMO and 90 day rule). Ensure data and reports are kept up to date
- Support the development of a pricing strategy across the estate for all units which can be leased, building market analysis/benchmarking reports which can be used to support decision making. Work with Finance to ensure the pricing database and system reflects the latest pricing
- Own the management and maintenance of the CRM system, ensuring all leads are reviewed and contact is made, seeking always to increase viewings and conversions
- Drive the leasing and renewals journey, ensuring systems and processes are followed to deliver desired KPIs. Create and maintain a feedback loop and create actions to drive improvements and minimise fall throughs
- Drive reporting on new deal & renewals pipeline leveraging the CRM system. Support and drive the weekly trading meeting, reporting against KPIs, noting and monitoring actions which can improve performance. Strive for 100% accuracy & compliance, taking action on points of weakness or non-compliance
- Support the marketing strategy for Leasing units including tracking performance of third-party advertising platforms, supporting the organisation and collation of marketing materials and delivering against the plan set out by senior management. Support & manage relationships with third parties as required
- Support the periodic forecasting and budgeting process for Leasing
- Act as a key point of contact for all Leasing queries, supporting the team to deliver deals and high quality customer service
- Support project goals through delivery of activity relating to moves, decants and viewings as required
- Carry out competitor analysis across key BTR competitors as required
- Carry out audits of processes and data, report output and create/enforce action plans to remedy any issues identified
- Support with ad hoc tasks relating to leasing and tenancy management as required
Skills & Experience Required
Essential Requirements
- Relevant sales experience in BTR business
- Experience of team leadership and training delivery
- Strong attention to detail and ability to multitask in a fast paced environment
- Willing to be based in Central London 5 days a week as required
- Flexible working hours to include evenings and weekends
- Excellent IT skills with experience of PMS/CRM and MS Office
- Excellent interpersonal skills
- Excellent planning, organisation & problem solving skills
Desirable Requirements
- Industry recognised qualification (ARLA)
- Price setting and reviews experience
- Exposure to reporting and forecasting
- Experience in sales and marketing of apartments
