Job Title: Property Manager

My client is responsible for managing the residential and commercial estate at one of London's most iconic regeneration projects based in South West London.
Primary Purpose
To assist the Senior Property Manager in maintaining a high standard and deliver exceptional customer service at all times, ensuring that my client Estates offers a first class Property Management experience to both tenants and landlords as well as other stakeholders. The ideal recruit will be personable, highly motivated, methodical and very well organised with sound administrative and IT skills. You will be looking to work in a dynamic and busy environment where you will have the opportunity to manage your own portfolio of around 100 properties.
Key Responsibilities
- Work closely with the Senior Property Manager, and the Lettings Manager in communicating and enabling the team to achieve lettings/property management targets, ensuring that the defined best practice approach is taken at all times
- Responding to general queries from tenants and landlords and general client liaison
- Managing individual client floats, paying utility bills, service charges, ground rents etc.
- Dealing with maintenance requests which will include liaising with tenants, contractors and clients to ensure a swift resolution of any issues
- Handling complaints to stop from escalating
- Updating and maintaining our management system at all times
- Organising periodic property visits and issuing inspection reports
- Organising necessary safety checks
- Handling deposit returns in line with the TDS guidelines, preparing deposit disputes, liaising with tenants & landlords
- Logging and processing insurance claims with landlord's contents insurers and managing agents
Skills & Qualifications
- Ideally 3+ years' experience of being in a similar senior position is essential
- ARLA qualified
- Excellent writing skills
- Professional and using their own initiative
- Resilient with positive approach
- Able to prioritise with attention to detail
Package & Benefits
- Working Hours: Monday-Friday, 9am-5pm
- Working Arrangement: 1 day WFH after probation
- Salary: £35,000 - £40,000
- Bonus: Generous, up to 25% (discretionary and annual)
