Position: Property Manager

The Company
My client is a family-run, independent professional estate agent, specialising in Sales, Lettings, Developments and Property Investment in Central London. They have three key central London offices and they are seeking an additional Property Manager to join their Westminster office. The business is growing fast and is looking for professional individuals with drive and determination to grow with them.
The Position
The Property Management department continues to expand, and with that, my client is seeking a Property Manager to take responsibility for all aspects of portfolio residential management across a portfolio that spans Zone 1 and 2.
The ideal candidate will be capable of developing and enhancing the service offering while maintaining excellent working relationships with clients.
Key Responsibilities:
- Manage general maintenance of properties - liaising with contractors, obtaining quotes, instructing works, ensuring timely completion within budget
- Ensure properties are in good condition before new tenancies
- Oversee large refurbishment projects from start to finish
- Handle end-of-tenancy negotiations in line with TDS and company guidelines
- Ensure compliance with safety legislation - EICRs, EPCs, Gas Safety, Homes (Fitness for Human Habitation) Act, Smoke and CO Alarm Regulations, etc.
- Conduct periodic property visits and produce reports for landlords
- Maintain proactive communication with tenants and landlords to build long-term relationships
- Negotiate contract renewals with landlords and tenants
- Keep accurate property records
- Work closely with management and the lettings team to ensure clients receive excellent advice and service
The Package:
- Salary circa £40k depending on experience
- 1 day wfh
- Ongoing training is provided, and the team is supported in career development.
- ARLA qualification paid for
- 20 days holidays plus bank holidays. On completion of one years' service you will be entitled to an additional day's annual leave each year up to a maximum of 25 days. Entitlements are pro-rata for part-time employees
