Construction Project Manager / Building Surveyor - Drive the Growth of a Fast-Expanding fast food Franchise! Location: Ruislip (with travel across the UK) Are you a hands-on Construction Project Manager or Building Surveyor with a passion for building great things, on time, on budget, and to the highest standards? We have an incredible opportunity to join an established real estate business a fast-growing and ambitious fast food franchisee with 120 restaurants across Greater London, Midlands, East Anglia, the Home Counties, Western England, and Wales. As a privately-run family business founded over 30 years ago, they're proud of their strong heritage but even more excited about their future. With ambitious plans to open new restaurants and reimage our existing estate, they're looking for a dynamic, experienced construction professional to take the lead in delivering our modernisation and expansion projects. What the Project Manager will Be Doing: You'll be at the heart of their capital projects, owning the end-to-end delivery of:<ul><li>Restaurant refurbishments (20-30 sites per year)</li><li>Greenfield new builds (3-5 per year)</li></ul>From feasibility through to opening day, you'll balance cost, quality, and speed ensuring every site is on-brand, efficient, and ready to smash its sales targets. Key responsibilities include:<ul><li>Project Ownership: Lead multiple fit-outs and new builds from concept to handover.</li><li>Cost &amp; Budget Control: Manage budgets from £100k-£2m with strong value engineering.</li><li>Planning &amp; Approvals: Navigate planning, landlord approvals, and licensing.</li><li>Contractor Management: Tender, appoint, and oversee contractors and consultants.</li><li>On-Site Delivery: Oversee quality, safety, and programme execution with minimal disruption.</li><li>Capex Reviews: Audit existing sites and scope required capital works.</li><li>Communication: Report effectively to Operations, Finance, and Executive teams.</li><li>Sustainability: Integrate green tech, low-carbon materials, and energy-efficient solutions.</li><li>Continuous Improvement: Feed learning's into future roll-outs to deliver better, faster, and smarter.</li></ul>What We're Looking For: Essential:<ul><li>Strong experience delivering multi-site retail or hospitality projects</li><li>Capable of managing a £5m+ annual capex portfolio</li><li>Sound knowledge of UK building regulations, CDM 2015 &amp; H&amp;S standards</li><li>Commercially savvy with strong cost planning and negotiation skills</li><li>Clear, confident communicator with stakeholder influence at board level</li><li>Full UK driving license and willingness to travel nationwide</li></ul>Desirable:<ul><li>Experience with QSR brands (e.g. KFC, McDonald's, Burger King)</li><li>Chartered (RICS / MCIOB) or qualified (Prince2 / APM)</li><li>Familiarity with BIM, Procore or other digital project tools</li><li>Exposure to BREEAM, LEED, or other sustainable building frameworks</li></ul>
