Site Manager - Residential (Externals)
A leading residential developer is seeking a skilled and driven Site Manager to oversee the external works of an apartment block, forming part of a flagship mixed-use regeneration scheme. This role presents an exciting opportunity to contribute to a high-profile development with a company renowned for delivering high-quality homes and vibrant communities.
As Site Manager, you will take responsibility for the day-to-day management of external packages, ensuring the block is delivered on programme, to specification, and in line with the highest safety and quality standards.
Key Responsibilities:
Lead the delivery of external works across a residential block, ensuring alignment with the build programme and sequencing strategy.
Coordinate subcontractor packages to drive programme adherence and maintain quality across facades, brickwork, cladding, balconies, scaffolding, roofing, landscaping, and other external elements.
Conduct regular inspections and sign-offs to ensure compliance with design, specification, and relevant building regulations.
Maintain accurate records and manage quality assurance processes using Fieldview or similar QA systems.
Collaborate closely with the wider site team and departments including Technical, Commercial, and Customer Service.
Proactively promote and uphold health & safety standards on site, supporting a culture of safety-first at all times.
Monitor and manage material deliveries, access, logistics, and sequencing of external trades.
Attend and contribute to site meetings, subcontractor briefings, and handover planning sessions.
Support the Senior Site Manager in reporting on progress, resource needs, quality performance, and site presentation.
Ensure all external elements are delivered to a high standard, fully complete for handover, and compliant with client and regulatory expectations.
Requirements:
Proven experience as a Site Manager in residential construction, ideally with a focus on external works and facades.
Strong technical knowledge of external packages, including brickwork, cladding systems, roofing, scaffolding, and landscaping.
Ability to manage and coordinate multiple subcontractor trades on a live, busy site.
Confident in using digital QA systems such as Fieldview or equivalent.
Excellent communication and organisational skills, with a proactive, solutions-focused approach.
Strong knowledge of current building regulations, NHBC standards, and health & safety legislation.
Track record of maintaining site quality, programme control, and safety compliance.
Experience managing works in a high-density urban development environment is desirable.
