Maintenance Technician
About the Role
We are seeking a skilled Maintenance Technician to join our community team in delivering an exceptional resident experience. You will be responsible for providing a high standard of repairs, maintenance tasks, planned and unplanned works, and ensuring statutory compliance of building fabric and mechanical and electrical systems. This role involves inspecting and diagnosing faults, undertaking day-to-day repairs, and maintaining the building(s), grounds, and equipment to the highest standards.
Key Responsibilities
Maintenance & Repairs
- Undertake repair and maintenance tasks to a high quality including plumbing, joinery and carpentry, painting/decorating, and maintenance of lighting
- Inspect and diagnose faults in building systems and equipment
- Monitor electronic maintenance reporting systems, ensuring tasks are completed to a high standard and within suitable timeframes
- Respond to calls outside office hours which cannot be resolved remotely, referring to appropriate contractors as necessary
- Move furniture and heavy items from location to location on site as required
- Determine cost-effective solutions to repairs
Property Management & Standards
- Work as part of a team to ensure residents enjoy a high level of cleanliness throughout their community
- Ensure all common parts including refuse and recycling facilities are frequently inspected and maintained to the highest standards
- Ensure gardens and grounds maintenance are well maintained, clean, tidy and hazard free
- Administer all property maintenance and records in accordance with company policies and procedures
- Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning
- Maintain focus on delivering services within agreed budgetary and resource parameters
Contractor & Supplier Management
- Coordinate contractors/suppliers executing minor works contracts on site
- Monitor sub-contractors' performance to standard and retain accurate records of their site operations including all relevant risk assessments and permits to work
- Accompany external contractors whilst on site in line with key management and access policies
- Ensure annual checks are carried out for contractors' statutory insurance and qualifications
- Supervise external contractors as required
Health & Safety Compliance
- Carry out required statutory testing including annual PAT testing, inspections of emergency lighting, weekly fire alarm tests and fire evacuations
- Manage and maintain all statutory testing records, utilizing other team members where appropriate
- Understand and respond to health and safety matters in an appropriate and timely manner
- Practice proper safety techniques in accordance with company and safe systems of work guidelines
- Report any incidents or accidents using the correct system and documentation
- Review site risk assessments as required
- Highlight and assist with the management of any community works
Additional Responsibilities
- Communicate effectively with customers, clients and colleagues, demonstrating clear understanding of issues and using initiative to respond accordingly
- Correspond with tenants when required
- Assist with key management ensuring high levels of security at all times
- Maximize efficiency of utilities
Essential Requirements
Knowledge & Qualifications
- Reasonable level of general education (O' Level / GCSE level or equivalent) with demonstrable written and numerical skills
- Awareness of Health & Safety requirements on site
- Recognized trade qualification, Building Crafts Operative Certificate, City and Guilds or NVQ relevant to undertaking repairs and maintenance in a residential building (desirable)
- Continuously strives to improve knowledge, skills and abilities
Experience & Skills
- Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction worker in one or more of the following trades: plumber, electrician, or carpenter
- Fluent verbal and written communication skills in English
- Helpful, friendly personality with effective communication skills, behaving in a professional, courteous and helpful manner at all times
- Good team player with strong relationship building and influencing skills
- Positive approach and ability to work with little supervision
- Contractor and supplier supervision skills (desirable)
- Excellent organizational skills with ability to multi-task and prioritize
- Strong numerical skills
- Flexible approach to work and adaptable to thrive in a changing environment
