Head of Property Management
Location: West End
Salary: Circa £60,000 + Discretionary Annual Bonus
Start Date: ASAP Start (must be able to start before mid December)
Type: Full-Time office, Permanent- Monday - Friday 9am - 6pm
About Us
My client is a boutique property company focusing on development and management of luxury properties. The company oversees a prestigious portfolio of residential properties in Prime Central London, including Knightsbridge, South Kensington, and Belgravia. They manage around 40 units for five HNWI and a couple of owner occupied units (holiday homes).
The Role
They are seeking a highly experienced and proactive Property Manager to lead the department; however this role does not include managing a team as you will be the sole Property Manager. This is an opportunity for someone for someone who wants full autonomy in their role and to take ownership of a premium residential portfolio, delivering day-to-day operational excellence and a responsive, client-focused approach.
Key Responsibilities
- Oversee marketing of properties and instruct sub-agents
- Liaise with agents regarding offers and prospective tenants
- Review and assess tenant referencing
- Regularly inspecting properties to ensure they are presentable
- Manage all statutory requirements and safety compliance across properties and buildings
- Coordinate regular cleaning and maintenance schedules
- Maintain tenant relationships and manage any issues that may arise
- Manage check-in and check-out processes with inventory clerks
- Organise and oversee end-of-tenancy works
- Deposit handling
- Ensure all legal property / tenant requirements and inspections are met
- Prepare and manage property budgets and financial reporting
- Oversee ongoing block and building management
- Carry out any tenancy renewals
Requirements
- Ideally a minimum 7 years of experience in residential individual property management in central London
- Some block management experience preferred but not essential
- Strong understanding of lettings and management processes including compliance
- Experience dealing directly with HNWIs in a high-expectation service environment
- Preferred: ARLA qualified (or working towards)
- Experience of health and safety and licensing
- Comfortable using property management software (Arthur experience a plus, not required)
