Construction Project Manager / Building Surveyor - Shape the Future of a Rapidly Expanding QSR Franchise

Are you a hands-on Construction Project Manager or Building Surveyor with a track record of delivering high-quality projects on time and within budget?
We're partnering with a well-established real estate business and one of the UK's fastest-growing fast-food franchise groups. With more than 120 restaurants across Greater London, the Midlands, East Anglia, the Home Counties, Western England, and Wales, the company is entering an exciting new stage of expansion.
Founded over 30 years ago, this privately owned, family-run organisation combines deep industry heritage with ambitious growth plans. They are now seeking a skilled and driven construction professional to lead their nationwide programme of modernisation and new-build development - delivering innovative new sites and elevating existing restaurants to the highest standards.
The Role: Construction Project Manager
In this position, you'll take full responsibility for a diverse pipeline of capital projects, ensuring each restaurant embodies the brand's commitment to quality, efficiency, and innovation.
You will oversee the end-to-end delivery of:
Restaurant refurbishments: 20-30 sites per year
New-build developments: 3-5 greenfield projects annually
From feasibility studies and planning approvals to handover and opening day, you will balance cost, quality, and programme to deliver exceptional outcomes.
Key Responsibilities
Project Delivery - Lead fit-out and new-build schemes from concept to completion.
Budget Management - Manage budgets of £100k-£2m, driving value engineering and cost efficiency.
Planning & Compliance - Oversee planning applications, landlord consents, licensing, and statutory compliance.
Contractor Management - Tender, appoint, and manage contractors and consultants.
On-Site Execution - Maintain programme, quality, safety, and minimal operational disruption.
Capex Oversight - Conduct site audits and define future capital works.
Stakeholder Communication - Collaborate closely with Operations, Finance, and Executive teams.
Sustainability - Promote sustainable design principles, low-carbon materials, and energy-efficient strategies.
Continuous Improvement - Capture lessons learned and refine rollout processes for increased efficiency.
What We're Looking For
Essential:
Proven experience delivering multi-site retail or hospitality construction projects
Experience managing an annual capex budget of £5m+
Strong understanding of UK building regulations, CDM 2015, and H&S legislation
Commercially astute with strong cost-planning and negotiation skills
Excellent communication skills with the ability to influence senior stakeholders
Full UK driving licence and willingness to travel nationwide
Desirable:
Experience within QSR brands (e.g., KFC, McDonald's, Burger King)
Chartered (RICS / MCIOB) or project management qualification (Prince2 / APM)
Experience with BIM, Procore, or digital PM tools
Knowledge of BREEAM, LEED, or other sustainability frameworks
