We are currently searching for a professional and customer-focused block management provider, committed to delivering a high standard of service to leaseholders, freeholders, and residents across our portfolio. We are seeking an experienced and organised Block Manager to oversee a portfolio of approximately 300 residential units. The successful candidate will be responsible for the full cycle of block management, ensuring the smooth day-to-day running of developments, adherence to compliance standards, and exceptional client service.

Key Responsibilities
Manage a portfolio of around 300 units across multiple residential blocks.
Conduct regular site inspections and prepare detailed reports.
Oversee maintenance works, including instructing contractors, obtaining quotations, and monitoring performance.
Manage service charge budgets, expenditure, and financial reporting in partnership with the accounts team.
Handle Section 20 notices and major works processes where required.
Respond promptly and professionally to leaseholder, resident, and client enquiries.
Ensure buildings remain fully compliant with health & safety legislation and fire safety standards.
Maintain strong relationships with contractors, insurers, freeholders, and resident management companies.
Contribute to continuous improvement of block management processes and customer experience.
About you
- Previous experience in residential block management is essential.
Strong understanding of service charge budgeting, leases, and relevant legislation.
IRPM qualification (or working towards) is highly desirable.
Organised, proactive, and capable of managing a diverse workload.
Excellent communication and customer service skills.
Ability to build positive relationships with clients and contractors.
Full UK driving licence and access to a vehicle for site visits.
