The Opportunity

Our client, a highly regarded boutique independent estate agency based in the heart of South-West London, is seeking an experienced and commercially minded Head of Lettings to lead and grow their lettings department.

This is a senior, hands-on role offering full autonomy over the lettings function. It will suit an ambitious individual who enjoys building relationships, driving performance, and taking ownership of a department within a close-knit, quality-focused agency.

The Role

As Head of Lettings, you will be responsible for the overall management, performance, and growth of the lettings department. You will act as the key point of contact for landlords, oversee the full lettings lifecycle, and play a strategic role in shaping the department's future.

Key Responsibilities

• Full management and development of the lettings department

• Winning and retaining new landlord instructions through excellent market knowledge and client service

• Managing and growing a high-quality portfolio of residential rental properties

• Overseeing negotiations, agreed lets, and progression through to completion

• Ensuring full compliance with all lettings legislation and regulatory requirements

• Setting departmental targets, budgets, and growth strategies

• Maintaining strong relationships with landlords, tenants, and local contacts

• Working closely with the directors to contribute to wider business strategy and brand presence

• Keeping up to date with market trends, particularly within Chelsea and the wider South-West London area

The Ideal Candidate

• Proven experience in a senior lettings role (Lettings Manager, Lettings Director, or Head of Lettings)

• Demonstrable ability to run and grow a lettings department independently

• Strong knowledge of the South-West London lettings market

• A strong business developer with a track record of winning instructions

• Confident, professional, and highly organised

• Excellent communication and negotiation skills

• ARLA qualified (preferred but not essential)

• A hands-on leader who leads by example and values high service standards
