Location: North London

Hours: Monday-Friday, 8:00-17:00 ideally

About the Role

My client is an independent, family-owned Private Office with a mixed portfolio of residential and commercial properties across Prime Central London and North London. The portfolio includes private holdings, block management, freeholds and a selection of external landlord instructions, with properties in locations such as Mayfair, Hampstead, Marylebone and Crouch End. The variety of the portfolio offers excellent exposure and long-term career development within the property industry.

As one of the few truly independent agencies remaining, my client combines the structure, systems and technology of a corporate agency with the personal, hands-on approach of an independent. This creates a genuinely unique working environment.

The North London office has recently been refurbished and offers a modern, professional yet friendly workspace. With a new Managing Director in place, the business has a strong mix of long-standing team members and experienced new hires, creating a collaborative environment where you will be working alongside capable, like-minded professionals.

This Head of Property Management role is pivotal to the business and will suit someone confident in managing a small team of Property Managers and taking ownership of day-to-day operations.

Key Responsibilities

  • Acting as the central point of contact for a designated portfolio
  • Dealing with and resolving maintenance and general enquiries in a timely manner
  • Proactively managing repairs and refurbishments
  • Arranging pre-tenancy works for new tenancies
  • Ensuring all properties are compliant with current legislation
  • Overseeing the block management function, including service charge management
  • Signing off contractor invoices
  • Managing insurance claims, including processing claims, obtaining quotes and ensuring works are completed
  • Managing the diary for the internal maintenance team
  • Overseeing the Property Management team, currently consisting of a Property Manager and Property Management Assistant
  • Approving holiday and absence requests for the team
  • Holding weekly Property Management meetings and following up with minutes and actions
  • Updating mail merge letters in line with ARLA, PRS and company guidelines and procedures
  • Handling departmental complaints and escalations
  • Working closely with the Managing Director

Requirements

  • Proven experience working as a Senior Property Manager and managing a small team of Property Managers.
  • Experience managing a portfolio autonomously and acting as a key point of contact
  • Strong organisational and communication skills
  • Ability to multitask and manage competing priorities
  • Confident using property management and CRM systems
  • A proactive, solutions-focused mindset
  • A collaborative approach and willingness to work closely within a small, supportive team
  • A strong "can-do" attitude
