<h2>Project Manager - High-End Residential Development (Fixed Term Contract)</h2><p><br />Location: Essex (Chelmsford area)<br /> Contract: Fixed Term - 18-24 months<br /> Salary: £80,000-£85,000 + very generous bonus + car allowance<br /> Start: ASAP<br />We are working on behalf of a well-established residential developer to appoint an experienced Project Manager to lead the final phase of a flagship new-build housing scheme in Essex. <br />This is a No.1 on site role, overseeing the delivery of the last 15 high-value private homes, each with individual values in excess of £1.5m. The wider development is already well established, and this appointment will be critical to successfully handing over the final phase to the highest standard.</p><h3>The Role</h3><p><br />You will take full responsibility for day-to-day project delivery, leading the on-site team and coordinating all activities to programme, quality, and budget. <br />Key responsibilities include:</p><ul><li><br />Acting as Project Lead / No.1 on site</li><li><br />Managing and motivating the site team, including Site Manager, direct labour, and subcontractors</li><li><br />Overseeing the construction and completion of the final 15 units</li><li><br />Programme management and reporting to senior stakeholders</li><li><br />Coordinating remaining procurement and contractor packages</li><li><br />Ensuring health &amp; safety, quality control, and compliance at all times</li><li><br />Working closely with head office support functions</li></ul><h3>The Project</h3><ul><li><br />Final phase of a large residential development (128 homes total)</li><li><br />Remaining units are high-spec, high-value private housing</li><li><br />The site is already live and well established</li><li><br />Strong support structure from head office and consultants</li></ul><h3>What We're Looking For</h3><ul><li><br />Proven experience as a Project Manager or Senior Site Manager on residential developments</li><li><br />Comfortable leading projects as the senior figure on site</li><li><br />Experience delivering high-quality private housing</li><li><br />Strong leadership, communication, and organisational skills</li><li><br />Able to manage a project through to completion with minimal supervision</li><li><br />Contractual / commercial awareness is beneficial but not essential</li></ul><h3>The Package</h3><ul><li><br />£80,000-£85,000 salary</li><li><br />Very generous milestone-based bonus (up to c.50%)</li><li><br />Car allowance</li><li><br />Statutory pension</li><li><br />Fixed-term contract of 18-24 months, with potential for extension or future opportunities</li></ul><p><br />This is an excellent opportunity for an experienced residential Project Manager seeking a defined-term role on a prestigious scheme, with strong financial reward and the chance to leave a lasting mark on a high-profile development. <br />For a confidential discussion or further details, please apply or contact us directly.</p>
