The Role
We are looking for a proactive and commercially astute Quantity Surveyor to manage all cost-related aspects of our projects across both private client and new homes divisions. You will be responsible for the full commercial lifecycle - from initial estimates and cost planning through monthly CVRs, subcontractor procurement, and final accounts - ensuring projects are delivered with strong financial control, value for money, and full contractual compliance.
This role suits someone comfortable working across multiple small to medium-sized projects in a fast-paced, hands-on environment, with the confidence to work independently while contributing positively to a collaborative team culture.
Key Responsibilities
Cost Management & Financial Control
Prepare cost estimates for private client projects and detailed cost plans for new homes developments
Produce Bills of Quantities (BoQs) and schedules of works
Prepare and manage project budgets and cashflow forecasts
Prepare accurate monthly CVRs (Cost Value Reconciliations), tracking cost performance and reporting variances to management
Monitor cost-to-complete using agreed company metrics and templates
Manage and agree client and subcontractor variations
Maximise project profitability through effective cost control and value engineering
Procurement & Commercial Administration
Manage tendering and procurement of subcontractors and materials in line with the procurement schedule and main programme
Assess and certify subcontractor valuations, payments, and final accounts
Ensure payment documentation is accurate, compliant, and issued in accordance with statutory requirements
Complete all subcontract and client final accounts within agreed timeframes
Contracts, Risk & Compliance
Administer and manage contract documentation, including JCT, NEC, and bespoke forms
Ensure all contract notices and documentation are issued and administered in accordance with contract requirements
Identify, manage, and mitigate commercial and contractual risks
Ensure compliance with company policies, construction regulations, and industry standards
Collaboration & Team Contribution
Liaise closely with site managers, project managers, consultants, and clients to resolve commercial or contractual issues
Support interim valuations, final accounts, and project financial close-out
Assist in the training and development of Junior Quantity Surveyors
Be an engaged and reliable member of the team, contributing positively to team culture and client relationships

2. Procurement Performance
Timely and robust procurement of subcontractor packages in line with programme requirements

Accuracy and timeliness of subcontractor valuations and payments
Completion of subcontract and client final accounts within 3 months of project completion
4. Revenue & Cashflow
Accurate forecasting of project cashflow
Maximisation of monthly valuations
5. Risk & Compliance
Full compliance with contract administration and notice requirements
6. Team Collaboration
Positive feedback from internal team members and clients
Requirements
3-5 years' experience as a Quantity Surveyor, ideally with a main contractor or developer
Strong understanding of construction methods, materials, and contracts
Proficient in Microsoft Excel; experience with estimating or cost management software desirable
Excellent numerical, analytical, and negotiation skills
Strong communication skills and ability to work collaboratively
Ability to manage multiple projects and work independently when required
Degree or HNC/HND in Quantity Surveying or a related discipline
MRICS or working towards chartership (desirable but not essential)
Full UK driving licence
