Southern Sales Manager - Retirement Living
£45,000 basic + uncapped commission (realistic £60k OTE)
Full-time | Monday-Friday | Regional Role (South / Cotswolds & South London)
Are you an experienced Sales Manager with a background in retirement living or later living properties?
This is an opportunity to lead a small, engaged team and drive success across two established retirement living developments; where your experience, emotional intelligence, and ability to build relationships will truly make a difference.
This is an additional hire, not a replacement. The leadership investment, sales structure, and commission scheme are already in place. What's missing is the right Sales Manager to help the team convert high-quality leads into meaningful sales, with a consultative, customer-first approach.
What's on offer:
Ownership and Autonomy: You'll manage your own diary, sites, and leadership style. This is your chance to take control and build on existing success.
Team Leadership: You'll inherit a small, capable sales team (4 people) and have the opportunity to coach, mentor, and drive performance in a collaborative environment.
Supportive Management: Work with a Sales Director who is hands-on, commercially savvy, and genuinely interested in your development as a leader.
Infrastructure in Place: You'll have access to CRM systems, marketing resources, admin support, and expensed travel-so you can focus on what you do best: leading the team and driving results.
Consultative, Relationship-Led Selling: Unlike high-pressure, transactional sales, this role is about building trust, improving conversion rates, and delivering exceptional customer experiences in the retirement living space.
Work-life Balance: Monday-Friday working, with occasional weekend events (planned well in advance) and 36 hours per week.
What you'll be doing:
Leading and Coaching a small team of Sales Advisors, focusing on professional development and motivation.
Managing the full sales pipeline from initial enquiry through to completion, driving performance and ensuring successful outcomes.
Improving conversion rates and pipeline management, ensuring sales targets and forecasts are met.
Being visible on-site, supporting appointments, leading key customer conversations, and ensuring a personalized, consultative approach.
Collaborating with marketing for local engagement, events, and visibility across the two southern sites.
Travelling between two locations (travel fully expensed).
What will help you succeed:
You'll likely have experience in the following areas:
Sales Management and Sales Team Leadership (coaching and mentoring, not micromanaging).
Property sales, particularly in the retirement living or later living space, or strong experience in adjacent property sectors (e.g., new build, residential).
Strong CRM discipline and experience with pipeline management.
A coaching-led leadership style that focuses on development and relationship-building.
Experience in the retirement living sector is ideal, but we're open to leaders from related property industries with transferable skills.
A driving licence and access to a car (travel costs covered).
What you'll get in return:
Competitive Salary: £45,000 basic + uncapped commission (OTE c. £60k).
Comprehensive Benefits: 35 days holiday, matched pension contributions, private healthcare contributions, and discounts across retail and lifestyle brands.
Leadership Development: Access to structured leadership training and LinkedIn Learning to enhance your career.
Long-Term Career Progression: Join a growing business with opportunities for future roles and responsibilities within the retirement living sector.
