Role Overview
As Building Safety Manager, you'll serve as the central point of responsibility for all building safety, health and safety, and building compliance matters across a national BTR and PBSA portfolio. This varied and engaging role combines strategic oversight with hands-on site work, requiring expert ownership of safety, compliance, and regulatory standards across the entire portfolio.
Key Responsibilities (not limited to):
- Act as the named Building Safety Manager and lead building safety compliance across the full portfolio of BTR, PRS and PBSA schemes
- Manage and coordinate health and safety protocols and procedures
- Conduct regular site visits and safety audits across multiple locations
- Ensure full compliance with the Building Safety Act 2022 and all relevant regulations, ensuring all potential fire and structural risks are identified, mitigated, and documented
- Support the Principal Accountable Person with the registration of HRBs and submission of the Building Safety Case Report when called by the Regulator; lead responses to any information requests from the Regulator following submission
- Develop and manage the Building Safety Resident Engagement Strategy, working with the General Manager at each property; serve as the point of contact for any building safety-related resident questions and complaints
- Develop and implement building safety management systems and procedures
- Liaise with regulatory bodies, local authorities, and third-party consultants
- Organize annual Risk Assessments and Safety Case Reviews; manage the close-out of any actions arising from the Risk Assessments
- Provide safety awareness, competency training and guidance to on-site teams
- Manage mandatory occurrence reporting and investigation processes
- Maintain comprehensive safety documentation and records, ensuring accessible digital records of golden thread information throughout a building's lifecycle
- Lead all Health and Safety and Building Safety Management reporting
- Manage 3rd party consultants and contractors, including tendering and cost management; responsible for setting annual/five-year budgets and delivering to budget

Essential Requirements
- Proven experience in building safety management across multiple sites, ideally within HRB residential property or BTR/PBSA
- Strong knowledge of the Health and Safety at Work Act, The Building Safety Act 2022 and current fire safety regulations
- CMIOSH status with the Institute of Safety and Health (IOSH) or equivalent; NEBOSH qualification or equivalent health and safety certification
- Relevant qualifications in building safety, fire safety, architecture, engineering, or construction
- Excellent communication and stakeholder management skills
- Strong commercial management skills with the ability to balance actions with expenditure; good knowledge of Excel
- Ability to work independently and manage your own schedule
- Experience using digital safety management systems and documentation
