Their office sits at the heart of Hampstead, managing some of the capital's most desirable residential properties.
They are seeking an experienced and highly organised Property Manager to oversee the day-to-day management of a luxury residential portfolio. This role requires a professional, detail-oriented individual who can deliver a consistently high level of service to both landlords and tenants while ensuring properties are maintained to exceptional standards.
Key Responsibilities
Owner Relations & Property Onboarding:
o Present management services and secure management from owners enquiring about our services
o Be up to date, and able to advise owners on legal compliance requirements and property preparation
o Maintain regular communication with owners regarding property performance
o Maintain regular communication with owners around their drivers, short term and longer term plans
Resident Management & Lettings:
o Handle resident queries and concerns promptly and professionally
Property Reviews & Maintenance:
o Carry out routine property reviews in accordance with the gold standard property guidelines
o Identify and report maintenance issues and property concerns
o Coordinate repairs and maintenance works with approved contractors and inline with agreed owner expenditure limits
o Obtain quotes and arrange necessary works efficiently - where cost is over the agreed limit two quotes will be provided alongside our opinion on how to proceed
o Ensure qualified contractors provide the correct information and documentation for each job
o Ensure properties meet legal safety requirements (gas, electrical, EPC, smoke/CO alarms)
Compliance & Legal Requirements:
o Ensure all properties comply with current lettings legislation and regulations and that you are able to advise owner on these
o Ensure HMO licensing requirements are met where applicable
o Ensure deposit returns are handled inline with the TDS (or relevant deposit scheme) guidelines
Administrative Duties:
o Maintain accurate property records and tenancy files - ensuring all notes and communications are saved to the system
o Ensure contractors are sourced, vetted and documentation updated accordingly
o Support general office duties and team activities as needed
