Purpose
Manage a portfolio of private rented sector (PRS) units, acting as the primary point of contact for residents. Responsible for legislative compliance, optimising rental income, tenant retention, and minimising void periods.
Key Responsibilities
- Optimise operating margin across the portfolio, including rental income and void reduction
- Serve as the main point of contact for tenants, handling queries, complaints, and MP/Councillor enquiries
- Conduct new tenant welcome calls and attend resident meetings
- Process mid-tenancy adjustments, right to rent checks, and referencing
- Coordinate void works, ensuring completion on time, to standard, and with all H&S checks in place
- Manage Legionella compliance during void periods
- Complete tenancy renewals, including rent negotiations and processing documentation
- Work with lettings teams and external agents to ensure units are let
- Handle deposit returns, deductions, and dispute resolution at end of tenancy
- Liaise with legal teams on ASB, subletting, serving notices, and attending court as required
- Manage maintenance escalations, organising decants and property access where needed
- Conduct 6-monthly property visits and monthly block inspections, including H&S checks
- Work with revenue teams to reduce rent arrears
- Support new build handovers, attending demonstrations and assisting residents with defects
- Resolve anti-social behaviour incidents in line with the ASB process

Skills & Knowledge Required
- Knowledge of the private rental market, including Assured Shorthold Tenancy management
- Previous experience in a property management role
- Strong negotiation and customer service skills
- Ability to manage high-volume, time-sensitive workloads
- Proficient in Microsoft Office packages
- Full UK Driving Licence
- ARLA qualified or working towards the qualification
