Internal Audit Manager | High Growth Logistics Platform

Role Overview The Quantity Surveyor will operate within a consultancy environment, providing expert cost advice and commercial management from feasibility through to final account. This role requires proven experience delivering high-rise residential projects, working on complex developments such as £400m+ schemes with 30-storey steel and concrete frame buildings. Senior Quantity Surveyor

This is a great opportunity for an experience property management professional who is looking to join a forward thinking business, that can ensure growth prospects and opportunity. You will be responsible for the management of PRS units, acting as the main point of contact for PRS residents, as well as responsible for optimising operating margin and performance of units within their portfolio patch. Ensuring compliance in line with legislation, for both PRS units and tenancies. Optimising customer service to increase rent values and tenant retention. Responsible for reducing void periods and consequently rental losses.Main Accountabilities: <ul><li>List in order of priority, the major activities or functions necessary to achieve the job's end results. The percentage of time spent on each of these should add up to 100%.</li><li>Responsible for optimising the operating margin for the properties they manage, including optimising rental income, customer service, rent losses and reducing void periods.</li><li>Tenant point of contact - Be primary point of contact for tenant's, building positive customer relationships and assisting with any queries.</li><li>Welcome calls for new tenants, providing information on their property. </li><li>Attending resident meetings to assist with any PRS queries.</li><li>Includes mid tenancy adjustments - responding to and processing any requests, including collecting and reviewing tenant documentation in line with right to rent legislation, submitting for referencing process and reviewing outcome, executing new tenancy.</li><li>Complaints - following complaints process for any complaints raised in their name, including finding resolution. Includes assisting with the resolution of any MP and Cllr enquiries. </li><li>Coordinate void works including agreeing specification and cost of works, ensuring works are completed on time and to the correct standard, ensuring all H&amp;S checks are in place before tenancy starts.</li><li>Includes Legionella compliance - organise flushes in the required frequency and ensure all required documentation in place during void periods.</li><li>Tenancy renewals - complete tenancy renewal, which includes establishing and negotiating rent increases, to ensure both tenant retention and rent levels are optimised.</li><li>Processing documentation in line with legislation and within required time period.</li><li>Good knowledge of the rental market required to assist with rent negotiation and working with lettings teams and external agents to ensure units are let.</li><li>Maintenance - Point of contact for tenant for maintenance escalations, requiring collaborative working with both internal and external stakeholders, complaint handling, organising decants when required and providing access at properties when required.</li></ul>If interested, please send an updated CV to apply.
