The Opportunity
Our client is a fast-growing, institutionally backed residential operator with a presence across several major European and North American cities. Their London portfolio is scaling rapidly, and they are looking for a talented Project Manager to join their in-house construction and development team.
This is a hands-on delivery role managing heavy renovation and repositioning projects across a growing portfolio of residential buildings in London.

About the Business
The business operates a vertically integrated model - acquiring, renovating, and managing high-quality, fully furnished shared residential properties in prime urban neighbourhoods. They control the full value chain from site identification through to long-term asset management.
Key Responsibilities
Acquisition & Project Setup
- Support senior leadership in developing renovation budgets and project timelines
- Review architectural and engineering plans; coordinate the design phase
- Liaise with planning consultants and the internal design team to progress permits efficiently
- Lead scope of works development and manage the contractor tendering process
Renovation Delivery
- Own project budgets and drive programmes to meet target completion dates
- Carry out weekly site visits across all live projects, including plan checks
- Contribute to monthly and quarterly reporting for senior stakeholders
- Champion sustainability initiatives and ensure each project meets the company's ESG targets
Building Opening
- Lead the opening phase - commissioning and testing new MEP systems and appliances
- Manage handover to the property operations team
- Support FF&E installation alongside the interiors team
- Develop and maintain detailed snagging lists; follow up with main contractors, subcontractors, and finishing crews
Closeout & Post-Opening
- Track all project expenditure through to financial close-out
- Follow up with vendors to ensure timely and accurate invoicing
- Update cost reports with final figures and support asset-level financial reconciliation
- Manage post-opening maintenance issues and contractor responses during the defects liability period
Candidate Profile
The right candidate will bring:
- 3+ years of construction project management experience in real estate
- Demonstrable track record in renovation and repositioning of existing buildings
- Confidence on site and a track record of effectively managing and challenging contractors
- Strong commercial acumen - comfortable managing budgets, cost reports, and financial data
- Sound knowledge of UK building regulations
- An established network of contractors, architects, and suppliers in London
- Exceptional organisation and attention to detail, with the ability to run multiple projects in parallel
- Sound judgement and the ability to make clear decisions in ambiguous or fast-moving situations
- A drive to continuously improve - always looking for ways to make the next project better than the last
