We are working on behalf of a landmark, large scale mixed-use development in SW London to find an experienced Residential Property Manager to take full ownership of a high profile residential portfolio.
This is a landlord side role working directly for the developer, and it is a genuinely standout opportunity for someone who thrives across the operational, financial and legal sides of property management in equal measure. You will be managing residential assets within one of London's busiest destinations, with real autonomy and the backing of an established business behind you.
The role
Acting on behalf of the landlord and developer, you will lead the daily management of the residential portfolio, protecting and enhancing asset value while keeping everything fully compliant. You will be the key point of contact across residents, leaseholders, internal teams, legal advisors and managing agents, and you will take the lead on the more complex and contentious matters when they arise. This is hands on, high ownership work for someone who is confident making decisions and seeing them through.
What you'll be doing
- Overseeing the day-to-day management of residential assets, keeping service delivery and resident satisfaction high
- Implementing asset management strategies that protect and grow portfolio value
- Working alongside managing agents to ensure performance aligns with contractual obligations and KPIs
- Interpreting residential leases and tenancy agreements, and advising internal stakeholders on lease obligations, covenants and landlord responsibilities
- Ensuring compliance with relevant legislation, including the Landlord and Tenant Act, Housing Acts and service charge regulations
- Leading on residential disputes, including breaches of lease, arrears, anti-social behaviour and service charge challenges
- Preparing and managing tribunal cases end to end, from evidence gathering and submissions through to representation coordination
- Managing forfeiture, possession proceedings and enforcement of covenants where required
- Overseeing residential budgets, service charge expenditure, arrears recovery and long-term financial planning
- Ensuring full compliance with building safety, fire safety and all statutory obligations across the portfolio
What we're looking for
- Extensive experience in residential property management, ideally landlord-side or within a complex mixed-use setting
- Strong working knowledge of residential leases, service charges and landlord and tenant legislation
- A proven track record handling tribunal cases, legal disputes and enforcement action
- The ability to interpret legal documents and work effectively with legal advisors
- Excellent stakeholder management and negotiation skills
- Strong financial literacy across service charges and property budgets
- A professional qualification such as IRPM, ARMA or RICS is desirable, as is experience within large-scale developments and knowledge of the Building Safety Act

- Salary up to £70,000 per annum
