Maintenance Manager - up to £53,000 + bonus

Are you an experienced maintenance professional ready to take ownership of the maintenance operation within a landmark Build-to-Rent development?
We're working with an exciting residential operator who is looking for a Maintenance Manager to join the team at a 550-unit BTR development in Digbeth, Birmingham.
This is far more than a traditional maintenance role. You'll take the lead on the day-to-day maintenance operation across the entire development, overseeing apartments, communal areas, amenities and external spaces while managing a team and playing a key role in delivering an exceptional resident experience.
The Opportunity
As Maintenance Manager, you'll be the go-to person for the technical and maintenance operation across the development.
You'll oversee both reactive and planned preventative maintenance, ensure apartments are ready for new residents, manage contractors and works, maintain high Health & Safety standards and lead the Maintenance Team to deliver an efficient, proactive service.
You'll have real ownership of the function, working closely with the General Manager and wider on-site team to ensure the building operates at the highest possible standard.
What you'll be responsible for:
- Lead and manage the on-site Maintenance Team, allocating workloads and overseeing day-to-day performance.
- Manage reactive and planned preventative maintenance, ensuring works are completed within agreed SLAs.
- Oversee the make-ready process, ensuring apartments are inspected, repaired and presented to an exceptional standard ahead of new residents moving in.
- Carry out regular inspections of apartments, communal areas and the wider development, identifying maintenance requirements and potential Health & Safety risks.
- Provide support across electrical and plumbing maintenance and coordinate specialist contractors where required.
- Manage contractors and service providers, ensuring works are delivered safely, efficiently and to the required standard.
- Support the ongoing management of defects during the development's warranty period.
- Ensure RAMS, compliance documentation, logbooks and maintenance records are accurately maintained.
- Carry out regular fire door inspections and ensure any required remedial works are actioned.
- Monitor stock, tools, equipment and materials and ensure the maintenance operation is properly resourced.
- Assist with maintenance budgets and cost management.
- Work closely with the General Manager on performance, KPIs and continuous improvement.
- Play an active role in recruitment, development and performance management within the Maintenance Team.
- Help create a positive, proactive culture where the team takes pride in the building and the service delivered to residents.

This is a resident-facing leadership role.
You'll be regularly interacting with residents and colleagues, so we're looking for someone who understands that great maintenance is a huge part of the overall resident experience.
You'll take pride in entering residents' homes, communicate professionally, resolve issues quickly and look for solutions rather than simply identifying problems.
You'll also have the opportunity to get involved in resident events and the wider community, helping create a genuinely vibrant place to live.
What we're looking for
We're looking for someone with a strong understanding of building maintenance who is ready to take the next step in their career.
You'll ideally bring:
- Strong experience across building maintenance and general property maintenance.
- Previous experience managing or leading a maintenance team, or clear experience ready to step into a management position.
- A proactive, hands-on approach to problem solving.
- Excellent organisational skills and the ability to manage multiple priorities.
- Strong communication and customer service skills.
- Confidence working with contractors and third-party service providers.
- A good understanding of Health & Safety and compliance requirements.
- The ability to work effectively under pressure in a fast-paced environment.
- A genuine desire to deliver high standards rather than simply complete the job.
- Good working knowledge of Microsoft Office and Building Management Systems.
Experience within the private residential or Build-to-Rent sector would be highly advantageous.
Relevant qualifications such as IOSH Level 3, 17th Edition electrical, NVQ Level 2 Plumbing or Fire Door Inspection would also be beneficial.
