I'm working with a charitable organisation focused on providing high-quality, affordable homes at Intermediate Market Rent (IMR).

Their purpose is centred around making quality housing more accessible, providing professionally managed homes at rents designed to sit below full market levels and helping more people access good-quality accommodation.

They're now looking for an experienced operational professional to take responsibility for the day-to-day performance and resident experience across a significant residential asset of 197 homes.

This is an exciting opportunity for someone coming from Build-to-Rent (BTR), Purpose-Built Student Accommodation (PBSA) or Leasehold/Block Management who wants to take their career beyond traditional site operations.

A Role With a Difference

You'll initially take ownership of the operational management of the asset, working closely with residents, managing agents, contractors and internal stakeholders to ensure the building is well run, compliant and delivering an excellent resident experience.

But this role is about more than just running a building.

As you develop within the position, you'll work increasingly closely with the Asset Management team, gaining exposure to the financial, strategic and long-term performance of the asset.

You'll develop experience across asset performance, service charges, financial reporting, planned maintenance, investment decisions and long-term asset strategy, creating a genuine pathway from operational management into Asset Management.

It's a particularly interesting opportunity for someone who has built their career in BTR, PBSA or leasehold management and is now looking for the next stage of their career.

The Role

You'll take responsibility for the day-to-day operation and performance of the asset, ensuring homes and communal areas are well maintained, compliant and delivering a high-quality experience for residents.

You'll manage the relationship with the external managing agent and on-site team, holding them accountable for service delivery while taking ownership of resident satisfaction, maintenance, compliance and operational performance.

Alongside this, you'll work with the Asset Management team to understand and influence the wider financial and strategic performance of the asset.

Key responsibilities

• Take overall operational responsibility for the day-to-day performance of the residential asset.
• Ensure homes and communal areas are well maintained, safe, compliant and presented to a high standard.
• Manage and hold the external managing agent accountable for service delivery and property management performance.
• Work closely with the on-site management team and contractors.
• Act as a key point of contact for residents and ensure a high level of customer service.
• Lead resident engagement initiatives and respond to resident issues and complaints.
• Monitor voids and work with relevant teams to ensure properties are turned around efficiently.
• Oversee repairs, maintenance and communal areas, ensuring issues are dealt with effectively.
• Monitor building compliance and relevant regulatory and health & safety requirements.
• Review operational and financial performance and identify opportunities for improvement.
• Monitor service charge budgets and expenditure.
• Work with contractors and managing agents to ensure value for money and effective service delivery.
• Support longer-term maintenance planning and cyclical works.
• Analyse resident feedback and implement improvements to the resident experience.
• Build strong relationships with residents, managing agents, contractors and internal stakeholders.
• Work alongside the Asset Management team to understand and influence the wider performance of the asset.
• Develop experience across asset performance, financial analysis, service charges and long-term asset planning.
• Support Asset Management initiatives and contribute to longer-term strategies for the property.
• Progressively take on greater responsibility across the Asset Management function as the role develops.

• Experience working within a regulated residential environment.
• Strong understanding of health & safety and property compliance.
• Experience managing or monitoring budgets and service charges.
• Strong stakeholder management skills.
• The confidence to challenge suppliers and drive improvements.
• A hands-on, proactive approach.
• An interest in developing your career into Asset Management.
