Our client is a privately owned property investment and development group backed by significant private wealth, with a substantial and growing portfolio across Central London and the South East. For a Commercial Property Asset Manager looking for autonomy, variety and a business with serious long term ambition, this is a rare opportunity.
The Role
You'll take ownership of a portfolio of circa 35 commercial assets, spanning offices and retail, with full responsibility for maximising income, value and performance across the portfolio. The portfolio spans some of the most sought after addresses in London, including Mayfair, South Kensington and Knightsbridge, alongside a number of well established regional office and retail assets, including a large shopping centre of around 100 retail units. This is a role for someone who wants to run their own patch, make decisions, and be trusted in an autonomous environment.
Key responsibilities include:
- Driving improved performance by identifying and maximising value creation opportunities across a large, high-profile portfolio of properties and core assets
- Developing and delivering asset management strategies for each property, aligned to the wider business plan
- Monitoring financial performance including income, expenditure and ROI, and identifying opportunities to enhance asset value through repositioning, lease restructuring or targeted improvement
- Preparing and managing annual business plans and budgets for each asset
- Overseeing cash flow forecasting, budgeting and variance analysis, and reviewing service charge budgets and reconciliations
- Working closely with leasing agents to reduce vacancies, optimise tenant mix and drive rental growth
- Negotiating lease terms, renewals, rent reviews and extensions directly
- Building strong tenant relationships to support retention and satisfaction, and managing arrears alongside the property management team
- Working with property managers on day to day operations, maintenance planning and CapEx
- Ensuring assets meet compliance, health and safety and sustainability standards, including regular site inspections
- Acting as client representative and reporting directly to the Asset Director, partnering closely with marketing teams, third-party leasing agents and legal professionals
- Monitoring market trends and rental levels, and supporting acquisition, disposal and redevelopment activity including due diligence
About You
- Proven experience in commercial property or asset management, ideally across offices and retail
- RICS qualification is not essential. What matters far more is commercial judgement, initiative and the confidence to make decisions independently
- Comfortable working with minimal day to day oversight. You'll be trusted to know what needs doing.
- Strong financial and analytical skills, with the ability to interpret performance data and act on it
- A natural relationship builder, equally comfortable with tenants, agents, marketing teams and legal advisors
- Highly organised, with strong attention to detail and a proactive approach to problem solving
- Willing to be in the office or on site five days a week
