Salary: £40,000-£45,000 per annum
Contract: Permanent, full-time, Monday to Friday, 9.00am-5.30pm

About the opportunity
This specialist residential asset manager oversees a mixture of luxury, private and social housing properties across Greater London. Its social housing team lets and manages 700 HMO properties across central London, all within the M25, comprising 4, 5 and 6 bed houses rather than high-rise or block developments. As the social housing portfolio continues to grow, an HMO Property Inspector is now required to help maintain standards across the estate, working from the Holborn office on a hybrid and site-based basis.
What makes the role exceptional
This is a client-side position offering direct oversight of property standards, rather than working through third parties. Inspectors sit within the wider social housing team, gaining hands-on exposure to licensing, compliance and portfolio growth, with real scope to develop as the business expands.
Key responsibilities
- Carry out scheduled and ad-hoc inspections of HMO properties
- Check compliance with local authority licensing conditions and housing standards
- Identify and report property defects, maintenance issues, health and safety hazards and breaches of agreements
- Ensure fire safety measures, including alarms, emergency lighting and signage, are in place and functional
- Document inspection findings accurately and produce detailed reports
- Report tenant breaches to the relevant operator or property manager
- Keep up to date with HMO regulations and best practice
Requirements
- Previous experience in property or asset management, including inspections, is essential
- Knowledge of HMO regulations and housing standards
- Strong attention to detail and the ability to spot compliance issues
- Excellent communication and interpersonal skills
- Full UK driving licence and access to a car, essential for site visits
- Ability to work independently and manage time effectively
- Strong IT skills for reporting and record-keeping
