Senior Quantity Surveyor, Ultra-Prime Residential

If you're a QS who notices when the veining on a marble slab doesn't quite line up, and who can also tell you to the pound what that's doing to the cost plan, this role is worth a conversation.

We're looking for a Senior Quantity Surveyor to take full commercial ownership of bespoke, ultra-prime residential projects. These are homes where nothing comes off the shelf: hand-finished joinery, book-matched stone, custom metalwork, and clients who expect perfection. You'll be the person who makes that ambition financially sound, keeping projects on programme, on budget and true to the design, from first estimate to final account.

The role

Pre-construction and procurement: You'll build estimates and budgets from drawings and client briefs, run feasibility studies and risk assessments, and shape procurement strategy. You'll prepare tender packs, evaluate returns, review BOQs and specifications, and negotiate with contractors and specialist suppliers. You'll also act as the link between the employer, their representatives and the wider project team.

Cost control and reporting: You'll own the numbers throughout. That means maintaining the cost plan, tracking valuations, producing monthly reports and CVRs, and forecasting cash flow against site progress. You'll manage variations and change orders so margin is protected and quality is never the compromise.

Contract management: You'll administer main contracts and subcontracts under JCT and bespoke forms. You'll issue payment notices and applications, agree final accounts, ensure contractual and statutory compliance, and work with legal advisers if disputes arise.

Site and client interface: You'll be a visible presence on site, keeping commercial strategy aligned with reality on the ground. You'll be the commercial point of contact for high-net-worth clients and their representatives, working closely with architects, interior designers, engineers and specialist subcontractors.

Close-out: You'll settle final accounts, support defect rectification, review subcontractor performance and capture cost data that makes the next project sharper.

What you'll bring

• Senior QS experience on high-end, bespoke residential projects
• A real appreciation for luxury finishes, craftsmanship and premium specifications
• End-to-end cost management: estimating, cost plans, CVRs, reporting and cash flow forecasting
• Strong negotiation skills across tenders, supplier selection and subcontract orders
• Solid contract administration experience under JCT and bespoke forms
• A track record of managing variations, change orders and final accounts
• The polish and credibility to represent the project commercially to discerning private clients
• A collaborative style that keeps design and delivery teams pulling in the same direction
