Lettings Negotiator - Landlord/Client side

Hours: Monday to Friday, 9.30am to 6.00pm, every other Saturday, 10.00am to 4.00pm

We're partnering with a specialist residential real estate investor to find an experienced Lettings Negotiator for their expanding London portfolio. The group invests in opportunities across Europe, and now has a presence in London which continues to grow. The business is committed to developing real estate that improves local communities.

Since launching the London office they have built a substantial portfolio of serviced apartments, private rental homes and HMOs. The lettings team is made up of a Head of Lettings, four Lettings Negotiators, two Tenancy Progressors, a Lettings Administrator and an Agency Operations Manager, with a shared focus on keeping occupancy and income high across the full letting cycle, from first viewing through to move in and renewal.

The role

Reporting to the Head of Lettings, you'll be responsible for sourcing and securing tenants across your designated cluster. You'll be based at the cluster's site office, travelling between buildings and occasionally supporting other clusters across the wider portfolio. Your responsibilities will include:

• Listing available properties on Rightmove, Zoopla and other portals
• Registering new applicants and maintaining an up to date applicant database
• Arranging and conducting viewings, then negotiating tenant offers
• Working closely with the tenancy progressor to ensure paperwork is completed quickly
• Liaising with the property management team on any works required
• Delivering excellent customer care and leading by example to hit every target set

You'll also play a key part in your cluster's performance, helping to hit targeted NOI levels, maintain 97% occupancy, achieve rents within a set percentage of ERV, maintain a net promoter score of 40+ and pass site inspection audits. As a champion for your cluster, you'll be encouraged to suggest tenant initiatives, share ideas for improvement and support your colleagues wherever needed.

About you

• Proven lettings experience from either an agency or build to rent background, ideally with Greater London knowledge
• Experience across a wide range of lettings stock, from high end to mid and lower market
• Strong knowledge of current and upcoming lettings legislation
• A track record of hitting weekly, monthly and quarterly targets
• Excellent verbal and written communication skills and the ability to manage a busy diary
• Organised, dependable and detail focused, with a solutions based approach
• Confident with IT and a range of digital platforms
• Full UK driving licence and access to your own vehicle
• ARLA qualification is desirable
