About the Opportunity
Working with one of the UK's leading property firms to find a Property Manager for their newly established Cambridge lettings office.

You will take ownership of a portfolio of 55 properties, working closely with the Head of Lettings. It is a hands-on role where you will keep the portfolio running smoothly and build lasting relationships with landlords and tenants. Joining a new office means you will benefit from close support and genuine visibility within the business, making this a rewarding opportunity for someone keen to develop their career.

Key Responsibilities

• Manage your portfolio of 55 residential properties day to day
• Be the first point of contact for landlords and tenants throughout each tenancy
• Oversee referencing, KYC checks, tenancy agreements and renewals
• Prepare tenancy documentation, including deeds of assignment and surrender
• Draw up and serve legal notices, and check that notices received are valid
• Keep every property safe and compliant, from gas safety and electrical certification to smoke and carbon monoxide alarms
• Carry out mid-tenancy inspections using Inventory Base and keep landlords updated
• Stay on top of arrears and authorise invoices within 48 hours
• Arrange check-outs, agree deposit deductions and resolve any TDS disputes
• Support landlords with insurance claims where needed

Requirements

• Ideally two years' property management or lettings experience, though those ready to step up are welcome
• Good knowledge of lettings legislation
• Organised, with a keen eye for detail
• Calm and practical under pressure
• Friendly, clear communicator
• Discreet with confidential information
• A team player
• Confident with IT; Aspasia knowledge a bonus
• Full UK driving licence
