Property Manager | Farringdon, London | £33,000 + commission + bonus (up to £37,500)
We're recruiting a Property Manager to look after a portfolio of around 130 residential properties in central London for an international lettings and management business.
The business looks after homes for investors and overseas landlords. With offices across the UK, Europe and Asia, it gives landlords one partner to manage their property wherever they're based. In London, lettings and management sit in the same Farringdon office as finance, operations, customer services and marketing, so help is never far away when you need it.
The role
You'll take ownership of the portfolio and be the main contact for the tenants and landlords in it. You'll have the freedom to run it your way, with clear KPIs so you always know where you stand. The London portfolio is split into a north and a south of the Thames team, and you'll report to the Senior Property Manager in yours.
What you'll be doing
- Acting as first point of contact for tenants, landlords and suppliers, and getting back to them quickly
- Spotting expiring tenancies early and agreeing renewals at the right market level
- Preparing and updating ASTs for renewals
- Keeping on top of rent arrears before they build up
- Inspecting properties and writing landlord reports, plus snagging and handover reports where needed
- Arranging check-out inventories
- Registering deposits with the DPS and agreeing fair deductions at the end of a tenancy
- Getting quotes and arranging repairs, including new build defects
- Checking rental statements, uploading invoices for payment and handling service charge demands and credit control
- Keeping the property management system up to date
- Encouraging happy tenants and landlords to leave a Google Review
What you'll need
- At least 12 months' experience in residential property management
- A good eye for detail and a genuine interest in giving people a good service
- Strong organisation and the ability to prioritise when deadlines stack up
- Confidence dealing with landlords, tenants and contractors, and the negotiation skills to reach a sensible outcome
- A practical, positive approach to solving problems, whether you're working on your own or with the team
What's on offer
- £33,000 basic salary
- Commission of up to £2,500 OTE a year and an annual bonus of up to £2,000 (both paid after probation)
- 20 days' holiday, rising by a day each year to 25
- Your birthday off, plus a wellness day each year
- One day a week working from home after your three month probation
- Monday to Friday, 9am to 5.30pm
Out of hours cover is shared across the team, so you'll hold the company mobile one week in every eight.
The business is looking for someone who can start as soon as possible. If that sounds like you, apply now!
